Responsibilities

  • Oversee, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community.
  • Assist in delinquency and rent collection to optimize cash flow and financial position.
  • Manage all phases of operations in the absence of the Community Manager, including personnel, leasing, maintenance, financial, administration, and risk management.
  • Supervise property and staff to ensure compliance with company policies, safety, fair housing guidelines, and liability considerations.

Essential Duties & Responsibilities

  • Financial Management: post payments, reconcile accounts receivable, monitor bad debt, contribute to revenue targets and NOI, post charges, and perform end-of-month closing procedures.
  • Maintain accurate records and audit resident files for accuracy; process move-out charges and deposit refunds.
  • Personnel Management: onsite attendance, screen/hire/train/coaching of onsite staff, ensure ongoing training and compliance with Asset training benchmarks, and lead staff effectively.
  • Strategic Leasing Management: exercise effective leasing techniques, ensure leasing follow-up, and maintain accurate reporting; implement marketing strategies per the annual plan.
  • Resident relations: address complaints and requests to ensure satisfaction; develop and implement resident retention programs.
  • Administrative Management: ensure excellent customer service, monitor service request turnaround, supervise business operations, and manage resources and vendor relations.

Qualifications

  • High School Diploma or Equivalent; Bachelor’s degree preferred, or two years in the housing industry; or equivalent combination of education and experience.
  • Ability to understand and perform onsite software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly required to remain in a stationary position, communicate with others, and perform repetitive motions; ability to move about the property and assist in various environments.
  • Occasionally required to climb stairs, ladders, or steps, and to move and lift up to 25 lbs; work in various environments including outdoor conditions and in emergencies.

Salary Range: $27 per hour to $27 per hour
