Assistant Community Manager
The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. The role includes supporting delinquency and rent collection to optimize the property's cash flow and financial position, and managing all phases of operations in the absence of the Community Manager. As an onsite leader, you will supervise property staff to ensure compliance with company policies, safety and fair housing guidelines, and liability considerations.
Essential Duties & Responsibilities
Financial Management
- Responsible for posting all payments and income received from applicants, current residents, and non-current residents accurately, timely, and efficiently.
- Responsible for processing and reconciling daily all accounts receivable.
- Monitor and follow up on bad debt, including late notices, resident and guarantor contact, and filing evictions.
- Help the property meet budgeted revenues, expenses, and Net Operating Income.
- Post charges to resident and non-current resident accounts; include bill back of utilities where applicable.
- Perform end-of-month closing procedures and reporting.
- Maintain accurate records; audit resident files for accuracy.
- Walk units and post move-out charges, statements, and security deposit refunds.
Personnel Management
- Regular/daily onsite attendance is required.
- Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
- Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
- Promote harmony and quality job performance through supportive leadership.
- Ensure staff compliance with Company policies and procedures.
- Strategic Leasing Management: ensure leasing techniques are effective for closure, follow-up, signing/documentation, and reporting systems are accurate and up to date.
- Implement marketing strategies and systems from the annual marketing plan.
- Address resident complaints, concerns, and requests to ensure satisfaction.
- Develop and implement resident retention programs (e.g., resident functions, promotions, monthly newsletter).
- Show, lease, and move in prospective residents.
Administrative Management
- Maintain excellent customer service and monitor service request turnaround and maintenance responsiveness.
- Maintain property appearance and ensure timely repairs; conduct regular property inspections and tours.
- Assist with supervision of all business functions related to operations.
- Plan and utilize property resources, equipment, and supplies economically (obtain bids/pricing from vendors, coordinate with contractors, address service issues, etc.).
Education/Experience
- High School Diploma or Equivalent; Bachelor’s degree preferred, or two years of housing industry experience, or one to two years related experience and/or training; or equivalent combination of education and experience.
- Ability to understand and perform onsite software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regularly required to remain in a stationary position or move about to accomplish tasks; may require lifting up to 25 lbs and standard office/onsite tasks; may require nights, weekends, or overtime for emergencies.
Salary: Salary Range $15 per hour to $16 per hour. This job description is not all-inclusive and may be modified at any time.
