Assistant Community Manager
The Assistant Community Manager is responsible, under the supervision of the Community Manager, for overseeing the everyday operations and financial functions of the housing community. You will play a vital role in delinquency and rent collection to optimize the property\'s cash flow and financial position. You will manage all phases of operations in the absence of the Community Manager, including personnel, leasing, maintenance, financial, administration, and risk management. As an onsite leader, you will supervise all aspects of the property and staff to ensure compliance with company policies, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
Financial Management
- Post all payments and income received from applicants, current residents, and non-current residents accurately and timely.
- Process and reconcile daily all accounts receivable.
- Monitor and follow up on bad debt, including late notices and eviction filings.
- Help the property meet budgeted revenues, expenses, and Net Operating Income.
- Post charges to resident and non-current resident accounts and bill back utilities when applicable.
- Handle end-of-month closing procedures and reporting.
- Maintain accurate records and audit resident files for accuracy.
- Walk units and post move-out charges, statements, and security deposit refunds.
Personnel Management
- Regular onsite attendance is required.
- Screen, hire, train, coach, and develop onsite staff using consistent company directives.
- Provide ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
- Support staff to promote harmony and quality job performance.
- Ensure staff compliance with company policies and procedures.
- Strategic leasing management and effective leasing techniques, including follow-up, lease signing, documentation, and reporting.
- Implement marketing strategies and systems from the annual marketing plan.
- Address resident complaints, concerns, and requests to ensure satisfaction.
- Develop and implement resident retention programs (events, promotions, newsletters).
- Show, lease, and move in prospective residents.
Administrative Management
- Provide excellent customer service and monitor maintenance service request turnaround and responsiveness.
- Maintain property appearance; ensure timely repairs through regular inspections.
- Assist with supervision of all business functions related to operations.
- Plan and utilize property resources, equipment, and supplies economically (bids, pricing, vendor management).
Education/Experience
- High School Diploma or equivalent; Bachelor\'s degree preferred or two years in housing, or related experience; or equivalent combination.
- Ability to understand and perform onsite software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Work may require standing, sitting, walking, and occasional lifting up to 25 lbs; ability to work in varied environments and conditions; flexibility for overtime, weekends, and emergencies.
Note: The compensation is influenced by factors including skill set and experience. The total rewards package includes benefits (medical, dental, vision, life, disability), 401K with employer matching, and performance bonuses where applicable. Full-time employees receive paid sick days and holidays.
Salary Range: $15 per hour to $16 per hour
