Join Asset Living as an Assistant Community Manager to oversee, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community.
Essential Duties & Responsibilities
Financial Management
- Post payments and income from applicants, current residents, and non-current residents accurately and timely.
- Process and reconcile daily accounts receivable; monitor and follow up on bad debt, including late notices, resident and guarantor contact, and evictions.
- Help the property meet budgeted revenues, expenses, and Net Operating Income.
- Post charges to resident and non-current resident accounts; include bill backs of utilities where applicable.
- Perform end-of-month closing procedures and reporting; maintain organized records; audit resident files for accuracy.
- Walk units, post move-out charges, statements, and security deposit refunds.
Personnel Management
- Regular/daily onsite attendance is required.
- Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
- Provide ongoing training, coaching, and guidance to ensure staff effectiveness and compliance with Asset training benchmarks.
- Foster harmony and high performance through leadership and support; ensure policy and procedure compliance.
- Strategic leasing management; ensure leasing techniques yield closures, follow-ups, proper documentation, and up-to-date reporting.
- Implement marketing strategies from the annual plan; address resident complaints and requests to ensure satisfaction.
- Develop and implement resident retention programs (e.g., functions, promotions, newsletters).
- Show, lease, and move in prospective residents.
Administrative Management
- Maintain excellent customer service and monitor service-request turnarounds and maintenance responsiveness.
- Maintain property appearance; supervise timely repairs with regular inspections.
- Assist with supervision of all business functions related to operations.
- Plan and utilize property resources, equipment, and supplies economically (e.g., obtain bids, manage vendors, ensure service quality).
Education/Experience
- High School Diploma or Equivalent; Bachelor’s degree preferred or two years of housing industry experience; or one to two years related experience and/or training; or equivalent combination of education and experience.
- Ability to understand and perform onsite software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regularly required to remain in a stationary position, or move about to accomplish tasks; may involve climbing, lifting up to 25 lbs, and working in various environments and weather conditions.
Salary
Salary Range: $21 per hour to $26 per hour
