Assistant Community Manager
The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. You will play a vital role in delinquency and collection of rent to optimize the property's cash flow and financial position. You will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management in the absence of the Community Manager. As an onsite leader, you will supervise all aspects of the property and staff to ensure compliance with the company's policies and procedures, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
- Financial Management
- Post all payments and income received from all applicants, current residents, and non-current residents accurately, timely, and efficiently.
- Process and reconcile daily all accounts receivable.
- Monitor and follow up on bad debt, including late notices, resident and guarantor contacts, and filing evictions.
- Help the property meet budgeted revenues, expenses, and Net Operating Income.
- Post charges to resident and non-current resident accounts; include bill back of utilities where applicable.
- Execute end-of-month closing procedures and reporting.
- Maintain accurate and organized records; audit resident files to ensure accuracy.
- Walk units and post move-out charges, statements, and security deposit refunds.
- Personnel Management
- Regular/daily onsite attendance is required.
- Use consistent techniques and company directives to screen, hire, train, coach, and develop onsite staff.
- Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
- Promote harmony and quality job performance of staff through support and effective leadership.
- Ensure staff compliance with Company policies and procedures.
- Strategic Leasing Management: ensure effective leasing techniques, following up, signing/documentation, and reporting systems are current.
- Implement marketing strategies and systems from the annual marketing plan.
- Address resident complaints and requests to ensure satisfaction.
- Develop and implement resident retention programs (e.g., resident functions, promotions, monthly newsletter).
- Show, lease, and move in prospective residents effectively.
- Administrative Management
- Maintain excellent customer service and monitor service request turnaround and maintenance response.
- Maintain property appearance and ensure timely repairs through regular inspections and tours.
- Assist with supervision of all business functions related to operations.
- Plan for and utilize property resources, equipment, and supplies economically (e.g., obtain bids, liaise with vendors, and manage service levels).
Education/Experience
- High School Diploma or Equivalent; Bachelor’s degree preferred or two years of experience in the housing industry; or one to two years related experience and/or training; or an equivalent combination of education and experience.
- Ability to understand and perform onsite software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regularly required to remain in a stationary position, or stand/sit for prolonged periods; communicate with others; and operate devices.
- Frequently move about to accomplish tasks or move between worksites.
- Occasionally ascend/descend ladders, stairs, and other structures; able to work in various environments and lift/move up to 25 lbs; may work overtime, weekends, or night hours for emergencies.
Salary Range: $18 per hour to $21 per hour
