Community Manager

The Community Manager oversees the entire operations of a housing community under the supervision of the Regional Manager. Responsibilities include managing personnel, leasing, maintenance, financial administration, risk management, and ensuring compliance with Asset Living policies, safety and fair housing guidelines, and liability concerns.

Responsibilities

  • Personnel Management
  • Regular/daily onsite attendance is required
  • Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives
  • Ensure staff effectiveness through ongoing training, coaching, and guidance in compliance with Asset training benchmarks
  • Complete weekly/daily office and maintenance staff schedules and assignments
  • Address performance problems, document appropriately, communicate with supervisor and HR, and terminate when necessary
  • Promote harmony and quality job performance of staff through support and leadership
  • Ensure staff compliance with Company policies and procedures
  • Financial Management: achieve NOI through cost control and revenue & leasing improvements; identify trends and recommend strategies
  • Develop yearly operating budgets/forecasts
  • Monitor timely receipt and reconciliation of deposits, rent collections, and charges
  • Monitor timely receipt, reconciliation, and coding of vendor invoices
  • Ensure property closeout is completed on time and ownership financial reports are accurate
  • Strategic Leasing Management: develop yearly marketing plans and utilize marketing strategies & systems
  • Ensure leasing techniques are effective in obtaining closures; follow-up, signing/documentation of leases, and reporting are accurate
  • Handle resident complaints, concerns, and requests to ensure resident satisfaction
  • Develop and implement resident retention programs (e.g., events, promotions, newsletters)
  • Show, lease, and move in prospective residents
  • Administrative & Maintenance Management: ensure reporting is accurate, complete, and timely
  • Head emergency team for the property and respond to emergencies in line with company guidelines to minimize liability
  • Manage customer service and monitor service request turnaround and maintenance staff responsiveness
  • Maintain property appearance with regular inspections and timely repairs
  • Plan and utilize property resources, equipment, and supplies economically
  • Direct maintenance, construction, and rehabilitation activities to ensure quality and expediency

Education/experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
  • Ability to understand and perform all on-site software functions; basic computer skills required
  • Basic knowledge of Fair Housing Laws and OSHA requirements

Physical Requirements

  • Regularly communicate with others; ability to work overtime, weekends, and night hours (emergencies)
  • Remain stationary or move as needed; walk between different sites
  • Climb ladders, stairs, and navigate various environments; lift and move up to 25 lbs; operate tools and vehicles; work in extreme temperatures and outdoors

License/equipment

  • Must have reliable transportation due to the emergency on-call requirement

Salary

$49,000 per year to $55,000 per year
