Community Manager
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As a Community Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability considerations.
Essential Duties & Responsibilities
- Personnel Management
- Regular/daily onsite attendance is required
- Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives
- Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
- Complete weekly/daily office & maintenance staff schedules and assignments
- Address performance issues and document appropriately; communicate with direct supervisor and HR; terminate when necessary
- Promote harmony and quality job performance through supportive leadership
- Ensure staff compliance with Company policies and procedures
- Financial Management: achieve NOI through cost control and revenue/leasing improvements; identify trends and recommend strategies
- Develop yearly operating budgets/forecasts
- Monitor deposits, rent collections, and charges; ensure timely processing
- Monitor vendor invoices for timely reconciliation and coding
- Ensure property closeout is completed on time and ownership financial reports are accurate
- Strategic Leasing Management: develop yearly marketing plans and utilize marketing strategies & systems
- Ensure effective leasing techniques, follow-up procedures, and documentation
- Address resident complaints, concerns, and requests to maintain resident satisfaction
- Develop and implement resident retention programs
- Show, lease, and move in prospective residents
- Administrative & Maintenance Management: ensure accurate leasing reporting; supervise emergency response per guidelines
- Maintain property appearance with regular inspections and timely repairs
- Plan and utilize property resources economically; obtain bids and manage service levels
- Direct maintenance, construction, and rehabilitation activities to ensure quality and efficiency
Education/Experience
- High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
- Ability to understand and perform on-site software functions; basic computer skills required
- Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
- Regularly communicate with others to exchange information; may require standing, sitting, and occasional lifting up to 25 lbs; overtime, weekends, and night hours may be required (emergencies)
- Must be able to move around the property, inspect common areas, and perform frequent walks around units
- Ability to work in various environments and weather conditions
License/Equipment
- Must have reliable transportation due to the emergency on-call requirement
Compensation and Benefits
Salary Range: $50,000 per year to $54,000 per year
