Essential Duties & Responsibilities

Financial Management

  • Post all payments and income received from applicants, current residents, and non-current residents accurately and promptly.
  • Process and reconcile daily all account receivables.
  • Monitor and follow up on bad debt, including issuing late notices, contacting residents and guarantors, and filing evictions.
  • Assist the property in meeting budgeted revenues, expenses, and Net Operating Income.
  • Post charges to resident and non-current resident accounts and bill back utilities where applicable.
  • Perform end-of-month closing procedures and reporting.
  • Maintain accurate and organized records; audit resident files for accuracy.
  • Walk units and post move-out charges, statements, and security deposit refunds.

Personnel Management

  • Regular/daily onsite attendance is required.
  • Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
  • Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
  • Promote harmony and quality job performance through supportive leadership.
  • Ensure staff compliance with company policies and procedures.
  • Sales/Leasing Management: ensure effective leasing techniques, follow-up, lease signing/documentation, and accurate reporting systems.
  • Implement marketing strategies and systems per the annual marketing plan.
  • Address resident complaints, concerns, and requests to ensure satisfaction.
  • Develop and implement resident retention programs and communications.
  • Show, lease, and move-in prospective residents effectively.

Administrative Management

  • Maintain excellent customer service and monitor service request turnaround and maintenance responsiveness.
  • Maintain property appearance and ensure timely repairs through regular inspections and tours.
  • Assist with supervision of all business operations related to property management.
  • Plan and optimize property resources, equipment, and supplies; obtain bids, manage vendor relationships, and address service issues.

Education/Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred or two years in housing industry; or 1-2 years related experience; or equivalent combination.
  • Ability to perform onsite software functions and basic computer skills.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly required to stay in a stationary position, may stand or sit for extended periods; communicate with others; operate wrists/hands; and handle various tasks.
  • Occasionally required to move about between worksites; ascend/descend ladders, stairs, and ramps; work in various environments; lift up to 25 lbs; and work overtime, weekends, and nights as needed.

Salary Range: $22 per hour to $23 per hour
