Role: Multifamily Community Manager

Oversee the entire operations of a housing community under the supervision of the Regional Manager. Manage all phases: personnel, leasing, maintenance, financial, administration, and risk management. Lead on‑site staff, enforce policies, and ensure compliance with safety, fair housing, and liability guidelines.

Essential Duties & Responsibilities

  • Personnel Management: screen, hire, train, coach, and develop on‑site staff; complete schedules; address performance issues.
  • Financial Management: achieve net operating income through cost control; develop budgets; reconcile deposits, rent collections, and vendor invoices; prepare property closeout reports.
  • Strategic Leasing Management: develop marketing plan; adopt leasing techniques; manage resident complaints; implement retention programs; show, lease, and move in residents.
  • Administrative & Maintenance Management: submit accurate reporting; lead emergency response; monitor service request turnaround; maintain property appearance; manage supplies economically; direct maintenance, construction, and rehabilitation.

Education & Experience

  • High School Diploma or equivalent; Bachelor’s degree preferred or relevant experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Basic computer skills; knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regular communication, repetitive wrist and hand motions, ability to work overtime, weekends, and night hours (emergencies).
  • Standing or sitting for prolonged periods; move between work sites; occasional ladders, stairs, scaffolding, ramps, step stools.
  • Lift objects up to 25 lbs.; operate machinery or power tools; work in various environments including tight spaces, overhead positions, extreme temperatures, outdoors, hazardous chemicals.

Licenses / Equipment

  • Reliable transportation required for on‑call emergency duty.

Compensation & Benefits

Salary Range: $67,000 to $72,000 per year. Full‑time benefits include medical, dental, vision, life, accidental, and disability insurance; 401(k) with employer matching; performance bonuses; paid sick days and holidays.
