Community Manager Responsibilities

  • Oversee all phases of operations, including personnel, leasing, maintenance, financial, administration & risk management.
  • Manage personnel: screen, hire, train, coach, counsel, develop, schedule, performance management.
  • Financial Management: achieve net operating income through cost control & revenue improvement; develop yearly operating budgets/forecasts; reconcile deposits, rent collections, vendor invoices; ensure accurate financial reports.
  • Strategic Leasing Management: develop marketing plan; ensure effective leasing techniques, resident complaints resolution, resident retention programs.
  • Administrative & Maintenance Management: maintain accurate reporting; lead emergency team; monitor service request turnaround; maintain property appearance; manage maintenance & construction activities.

Education & Experience

  • High School Diploma or Equivalent; bachelor’s degree preferred or four-year experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Basic computer skills required; ability to understand and perform all on-site software functions.
  • Must have basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regular communication, repeated motions of wrists, hands, and/or fingers; overtime, weekends, night hours possible.
  • Standing or sitting for prolonged periods; moving between work sites; ladder, stairs, scaffolding, ramps, step stools; heavy lifting up to 25 lbs.; operate machinery or power tools; remote or emergency on-call requirement.

License / Equipment

  • Must have reliable transportation due to the emergency on-call requirement.

Salary Range

Salary Range: $79,000 per year to $79,000 per year
