Community Manager

Location: Antioch, TN

Employment type: Full‑time

Seniority level: Mid‑Senior

Essential Duties & Responsibilities

  • Oversee all phases of property operations, including personnel, leasing, maintenance, finance, administration, and risk management.
  • Develop and execute yearly operating budgets and marketing plans; analyze trends and propose improvements.
  • Maintain net operating income by controlling costs, enhancing revenue, and ensuring prompt collection of rents and vendor payments.
  • Recruit, train, coach, and evaluate on‑site staff, ensuring compliance with company policies and fair‑housing regulations.
  • Lead leasing efforts: create effective marketing, facilitate resident acquisition, manage renewal programs, and maintain accurate leasing records.
  • Handle resident complaints, coordinate retention initiatives, and promote high‑quality service.
  • Coordinate emergency response and maintain maintenance quality and turnaround.
  • Ensure property appearance and operational standards through regular inspections.

Education & Experience

  • High School diploma or equivalent; bachelor’s degree preferred.
  • Four years of experience in residential property management or related field, or equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Proficiency with on‑site software and basic computer skills.
  • Knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Ability to perform repeated motions with hands, wrists, and fingers; work overtime, weekends, and nights as needed.
  • Regular standing or sitting for prolonged periods; movement between work sites.
  • Occasional use of ladders, stairs, scaffolding, and ability to lift up to 25 lbs.
  • Work in various environments, including confined spaces, extreme temperatures, and outdoors.

License & Equipment

  • Must have reliable transportation to meet emergency on‑call duties.

Salary Range

$70,000 to $80,000 per year.
