Position: Community Manager
The Community Manager oversees all operations of a housing community under the supervision of the Regional Manager. The role includes personnel, leasing, maintenance, financial, administration and risk management to ensure compliance with company policies, safety, and fair housing guidelines.
Essential Duties & Responsibilities
- Personnel Management – screen, hire, train, coach, and develop on‑site staff; maintain weekly/day schedules; address performance issues.
- Financial Management – achieve net operating income goals, prepare budgets and forecasts, reconcile rent and vendor invoices, and produce accurate financial reports.
- Strategic Leasing Management – develop marketing plans, manage leasing processes, resolve resident complaints, and implement retention programs.
- Administrative & Maintenance Management – ensure accurate reporting, lead emergency response, monitor service request turnaround, maintain property appearance, and oversee equipment and supplies.
Education & Experience
- High School Diploma or equivalent; Bachelor’s preferred or four years in the housing industry, or one‑to‑two years related experience.
- Certifications: Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Computer literacy and basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regular communication with others, repeated wrist/hand motions, accuracy and thoroughness of work.
- Ability to stand, sit, move around and use ladders, stairs, scaffolding, and reach up to 25 lbs.
- Work overtime, weekends, and night hours (emergencies) and in various environments.
License / Equipment
- Reliable transportation for emergency on‑call duty.
Compensation & Benefits
Salary range: $27.00–$28.00 per year
