Overview
Assistant Community Manager role at Asset Living.

Founded in 1986, Asset Living has decades of experience delivering value to partners with a portfolio spanning multifamily, single-family rentals, affordable housing, build-to-rent, active adult, and student housing.
Responsibilities
- Financial Management
 - Post all payments and income from applicants, current residents, and non-current residents accurately and timely.
 - Process and reconcile daily all accounts receivable.
 - Monitor bad debt and prepare late notices, contact residents/guarantors, and file evictions as needed.
 - Help the property meet budgeted revenues, expenses, and Net Operating Income.
 - Post charges to resident and non-current resident accounts; bill back utilities where applicable.
 - Perform end-of-month closing procedures and reporting.
 - Maintain accurate records; audit resident files for accuracy.
 - Walk units and post move-out charges, statements, and security deposit refunds.
 
- Personnel Management
 - Regular/daily onsite attendance required.
 - Screen, hire, train, coach, and develop onsite staff using consistent techniques and directives.
 - Ensure staff effectiveness through ongoing training, coaching, and guidance in compliance with Asset training benchmarks.
 - Promote harmony and quality job performance through leadership.
 - Ensure staff compliance with Company policies and procedures.
 - Strategic leasing management and effective leasing techniques to achieve closures, follow-up, lease documentation, and accurate reporting.
 - Implement marketing strategies from the annual marketing plan.
 - Address resident complaints, concerns, and requests to ensure satisfaction.
 - Develop and implement resident retention programs (e.g., events, promotions, newsletters).
 - Show, lease, and move in prospective residents.
 
- Administrative Management
 - Provide excellent customer service and monitor maintenance service request turnaround and responsiveness.
 - Maintain property appearance and ensure timely repairs via regular inspections.
 - Assist with supervision of all business functions related to operations.
 - Plan and utilize property resources, equipment, and supplies economically (e.g., obtain bids, manage vendors, and address service issues).
 
Qualifications
- High School Diploma or Equivalent; Bachelor’s degree preferred, or two years in housing, or one to two years related experience; or equivalent combination of education and experience.
 - Ability to understand and perform onsite software functions; basic computer skills required.
 - Basic knowledge of Fair Housing Laws and OSHA requirements.
 
Physical Requirements
- Regularly required to remain stationary, communicate with others, and perform repetitive motions.
 - Occasionally required to move about facilities; may ascend/descend ladders, stairs, and engage in various environments; may lift up to 25 lbs.
 - May work overtime, weekends, and emergencies; may work in outdoor conditions and receive exposure to hazardous chemicals.
 
Salary
Salary Range: $21 per hour to $25 per hour.
