ASSISTANT COMMUNITY MANAGER
The Assistant Community Manager oversees the day-to-day operations and financial functions of the housing community under the supervision of the Community Manager. You will play a vital role in delinquency and rent collection to optimize cash flow and financial position. You will manage all phases of operations, including personnel, leasing, maintenance, financial administration, and risk management in the absence of the Community Manager. As onsite leader, you will supervise property operations and staff to ensure compliance with company policies, safety and fair housing guidelines, and liability considerations.
Essential Duties & Responsibilities
- Financial Management
- Post all payments and income from applicants, current residents, and non-current residents accurately and timely.
- Process and reconcile daily accounts receivable.
- Monitor and follow up on bad debt, including late notices, resident and guarantor contact, and evictions.
- Help the property meet budgeted revenues, expenses, and Net Operating Income.
- Post charges to resident and non-current resident accounts and bill back of utilities where applicable.
- Perform end-of-month closing procedures and reporting.
- Maintain accurate records; audit resident files for accuracy.
- Walk units and post move-out charges, statements, and security deposit refunds.
- Regular/daily onsite attendance is required.
- Screen, hire, train, coach, and develop onsite staff using consistent techniques and directives.
- Ensure staff effectiveness through ongoing training, coaching, and guidance in compliance with Asset training benchmarks.
- Promote harmony and quality performance through strong leadership.
- Ensure staff compliance with company policies and procedures.
- Strategic leasing management, including achieving lease closures and accurate reporting.
- Implement marketing strategies and systems from the annual marketing plan.
- Address resident complaints, concerns, and requests to ensure satisfaction.
- Develop and implement resident retention programs (e.g., events, promotions, monthly newsletter).
- Show, lease, and move in prospective residents.
- Provide excellent customer service and monitor maintenance service request turnaround.
- Maintain property appearance and ensure timely repairs with regular inspections.
- Assist with supervision of all business functions related to operations.
- Plan and manage property resources, equipment, and supplies, including obtaining bids from vendors and contractors.
Education/Experience
- High School Diploma or Equivalent;Bachelor’s degree preferred or two years in housing industry; or 1–2 years related experience or training; or equivalent combination.
- Ability to perform onsite software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regularly required to remain stationary, communicate, and perform manual tasks; may require lifting up to 25 lbs and moving between sites.
- Occasionally required to ascend/descend ladders, stairs, and other structures; ability to work in varied environments, including outdoor conditions.
Salary Range: $23 per hour to $28 per hour
