Position Summary

The Assistant Community Manager oversees daily operations and financial functions of the housing community under the supervision of the Community Manager. Responsibilities include delinquency and rent collection, financial management, leasing, maintenance, administration, and risk management. The role ensures compliance with company policies, safety, fair‑housing guidelines, and liability concerns.

Essential Duties & Responsibilities

Financial Management

  • Post payments and income from residents and non‑current residents accurately and promptly.
  • Reconcile daily accounts receivable.
  • Follow up on bad debt, prepare late notices, contact residents and guarantors, and file evictions.
  • Help the property meet budgeted revenues, expenses, and Net Operating Income.
  • Post all charges to resident accounts, including utility billbacks where applicable.
  • Perform end‑of‑month closing procedures and reporting.
  • Maintain accurate records and audit resident files.
  • Walk units and post move‑out charges, statements, and security deposit refunds.

Personnel Management

  • Attend onsite daily as required.
  • Screen, hire, train, coach, and develop onsite staff following company directives.
  • Provide ongoing training, coaching, counseling, and guidance to staff.
  • Promote harmony and quality job performance through effective leadership.
  • Ensure staff compliance with company policies and procedures.
  • Implement effective leasing techniques, follow‑up, documentation, and reporting.
  • Apply marketing strategies per the annual marketing plan.
  • Address resident complaints, concerns, and requests to maintain satisfaction.
  • Develop and implement resident retention programs.
  • Show, lease, and move in prospective residents.

Administrative Management

  • Deliver excellent customer service and monitor maintenance response times.
  • Maintain property appearance and ensure timely repairs through regular inspections.
  • Assist with supervision of all business operations.
  • Plan and utilize property resources, equipment, and supplies economically; obtain bids and pricing from vendors.

Education & Experience

  • High School Diploma or equivalent; Bachelor’s degree preferred or two years of housing industry experience; or one to two years of related experience and training; or equivalent combination of education and experience.
  • Basic computer skills and ability to perform onsite software functions.
  • Knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regular standing or sitting for prolonged periods; frequent walking; carrying objects up to 25 lbs.
  • Ability to ascend/descend ladders, stairs, scaffolding, ramps, and handle equipment in various environments.
  • Capability work overtime, weekends, night hours, and in hazardous conditions as required.

Compensation

Salary Range: $20 to $23 per hour.
