The Property Manager position is accountable for all operations conducted at the property. Duties include occupancy, leasing, marketing, maintenance, rent collections, and compliance with regulations.

ESSENTIAL JOB FUNCTIONS ADMINISTRATION Manage, monitor and communicate accomplishments toward financial goals.

Assist Regional Manager and Assistant Director of Operations in preparing annual budgets and income projections.

Collaborate with residents and resident organizations/councils to develop community policies, improvements, and social programs.

Prepare for and participate with Corporate and Resident Services personnel in Bi‑Annual Board meetings.

Address resident concerns and requests promptly to ensure satisfaction.

Conduct weekly collaboration meetings with all property staff.

Ensure staff efficiency through training, instruction, counseling, and leadership.

Manage the property and the property management staff.

KNOWLEDGE, SKILLS AND ABILITIES – GENERAL PERFORMANCE

Knowledge of HUD and Tax Credit regulations.

Ability to plan and manage daily property activities.

Ability to work independently and concurrently on multiple time‑sensitive projects.

Effective verbal and written communication.

Knowledge of computer software applications.

Establish effective working relationships with co‑workers, board members, supervisors, consultants, and the general public.

Produce work consistently meeting accuracy, thoroughness, and effectiveness.

EDUCATION AND EXPERIENCE REQUIRED

Bachelor’s Degree in Business Management/Administration, Real Estate, or a related field plus a minimum of one year of Property Management experience.

One year of management experience in Property Management software; Real Page experience preferred.

Demonstrate the ability to apply logical thinking to define problems, collect data, establish facts, draw conclusions, and initiate appropriate action.

Experience in a customer‑focused, fast‑paced professional environment.

Certifications: Certified Professional of Occupancy Specialist (Section 8 Housing), TDHCA Certified Low Income Housing Tax Credit Manager, Housing Credit Certified Professional (obtain within one year of employment).

SALARY DESCRIPTION $42,000–$43,000 per year.

Maintenance Technician II Prospera Housing Community Services. The Maintenance Technician assists the Lead Maintenance in maintaining buildings and common areas in the best possible condition for the assigned property. Duties include caulking, painting, basic electrical, plumbing, window repair, flooring, janitorial, landscaping, and HVAC maintenance.

RESPONSIBILITIES

Perform routine maintenance tasks to keep property in compliant condition.

Support the Property Manager in maintaining physical condition of the property.

Assist Lead Maintenance as required.

KNOWLEDGE, SKILLS AND ABILITIES – GENERAL PERFORMANCE

General knowledge of maintenance, HVAC, plumbing, minor electrical, drywall repair, painting, and appliance repair.

Working knowledge of Uniform Physical Conditions Standards or Housing Quality Standards.

Ability to read and understand operating instructions and manuals for tools, equipment, and chemicals.

Ability to read, write, and understand English.

Familiarity with computer skills, including email and mobile software applications.

Ability to work independently and concurrently on multiple compliance projects.

Produce work that consistently meets quality, thoroughness, and effectiveness.

Speak calmly and respectfully to residents.

REQUIREMENTS

High School diploma or GED preferred.

Working knowledge of Uniform Physical Conditions Standards.

Inspection or Housing Quality Standards inspection requirements, dependent on the type of property.

Must be able to read, write, and understand English.

Must have two or more years of experience in basic electrical repair, plumbing repair, drywall, caulking, painting, carpentry, flooring, and janitorial skills.

Valid Texas Driver’s License.

PHYSICAL AND MENTAL REQUIREMENTS

Move around the property in all types of weather conditions.

Access second story and roof areas.

Perform significant physical activity, lift up to 75 pounds frequently.

Respond to warnings and calls for help.
