Multifamily Property Managers are responsible for maintaining affordable communities to a market-ready standard, always ensuring a high level of service. They motivate high-performing teams to maximize property performance. Property address / on-site details are confidential at this time. Garden-Style Affordable Community in the downtown Atlanta area. Salary: $75,000, eligible for benefits and additional earnings. Responsibilities
Ensure the smooth operation of the community in a fast-paced environment, overseeing maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, and audits. Provide superior customer service and communication to residents and prospects to enhance satisfaction, renewals, revenue, reputation, and profitability. Complete lease/renewal paperwork to company standards. Track and evaluate advertising and all client traffic. Develop, mentor, lead, and manage a high-performing, cohesive team (leasing, customer service, maintenance, and management) to maximize engagement and minimize turnover. Drive revenues through thorough understanding and analysis of competition and development, including creative marketing programs. Lead by example and model Cushman & Wakefield’s mission to be the best national management company. Supervise day-to-day operations of the on-site team, ensuring compliance with policies and procedures. Maintain effective on-site staff through interviewing, hiring, and coaching as necessary. Maintain residents’ files in accordance with company standards. Maintain a positive living environment through prompt conflict resolution and consistent follow-up. Manage and maintain all aspects of the overall community budget and finances. Work with leasing staff to ensure leasing/marketing goals are met. Competencies
Effective communication and customer service skills Computer literacy, including Microsoft Office Suite and internet navigation General office, bookkeeping and sales skills with excellent oral and written communication Determine leasing opportunities for staff and contribute to goal setting and performance improvement Supervise day-to-day operations of the team in alignment with company policies Collaborate with leasing staff to meet leasing/marketing goals Ability to manage a team Perform other related duties as required or assigned Education
Bachelor’s Degree preferred Real Estate License preferred Experience
3+ years of on-site Affordable Multifamily Property Management experience in the downtown Atlanta market; properties with 150+ units preferred 1+ years of affordable property management with Section 8 and income-restricted programs required Yardi systems experience required 1+ years experience with financials: creating annual budgets, variance analysis, invoicing, reporting, forecasting, and leading financial conversations with leadership and clients Work Environment
This job operates in a professional office environment. Regularly required to travel. Standard office equipment is used such as computers, phones, copiers, filing cabinets, and fax machines. Physical Demands
The physical demands described here are representative of those that must be met to perform essential functions. The employee may need to stand and walk for extended periods, ascend/descend staircases, ladders or step stools, and travel between buildings in varying outdoor weather conditions.
