Property Manager, Multifamily (Affordable)

Multifamily Property Managers are responsible for maintaining our affordable communities to a market‑ready standard, always ensuring a high level of service. They are also responsible for motivating high‑performing teams to maximize the performance of affordable property. This position is located in a Garden‑Style Affordable Community in downtown Atlanta. The successful candidate will earn a salary of $75,000, with eligibility for benefits and additional earnings.

ESSENTIAL JOB DUTIES

Ensure the smooth running of the community in a fast‑paced environment, overseeing all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, and audits.

Provide superior customer service and communication to residents and prospects to enhance satisfaction, renewals, revenue, reputation, and profitability. Complete lease/renewal paperwork to company standards.

Track and evaluate advertising and all client traffic.

Develop, mentor, lead, and manage a high‑performing, cohesive team—including leasing, customer service, maintenance, and management personnel—to maximize engagement and minimize turnover.

Drive revenues through thorough understanding and analysis of competition and development, and create creative marketing programs.

Lead by example, instilling, maintaining, and modeling Cushman & Wakefield’s mission to be the best national management company.

Supervise day‑to‑day operations of the entire on‑site team, ensuring that all policies and procedures are followed.

Maintain effective on‑site staff through interviewing, hiring, and coaching as necessary.

Maintain residents' files in accordance with company standards.

Maintain a positive living environment for community residents through prompt conflict resolution and consistent follow‑up.

Manage and maintain all aspects of the overall community budget and finances.

Work with leasing staff to ensure leasing/marketing goals are met.

Competencies

Effective communication and customer service skills

Computer literacy, including Microsoft Office Suite and internet navigation skills

General office, bookkeeping and sales skills and excellent oral and written communication skills

Determine leasing opportunities of staff and work on goal setting to improve each staff member’s performance

Supervise day‑to‑day operations of team, ensuring that all C&W policies and procedures are followed

Work with leasing staff to ensure leasing/marketing goals are met

Be able to manage a team

Perform any other related duties as required or assigned

IMPORTANT EDUCATION

Bachelor’s Degree preferred

Real Estate License preferred

Important Experience

3+ years of on‑site Affordable Multifamily Property Management experience in the downtown Atlanta market, with properties of 150+ units

1+ years of affordable property management with Section 8 and income restriction programs

Yardi systems experience

1+ year experience creating an annual budget, variance, invoicing, reporting, forecasting, and leading financial conversations with leadership and clients

WORK ENVIRONMENT This job operates in a professional office environment and regularly requires use of standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Duties may require travel between buildings.

PHYSICAL DEMANDS The role requires standing and walking for extended periods, ascending and descending staircases, ladders, or step stools, and traveling to various buildings in varying weather conditions. The employee must be able to remain stationary 85% of the time, operate office machinery, travel up to 15% of the time, and exert up to 25 pounds of force to lift, carry, push, pull, or move objects.

Compensation is $63,750.00 – $75,000.00, not less than minimum wage, with additional pay based on location, experience, and other factors.
