Overview
Job Title:
Leasing Manager
Salary:
$23 to $26 per hour
Schedule:
Wednesday – Sunday
Responsibilities
Oversee activities related to apartment rentals, move-ins and move-outs, and lease renewals.
Market and interact directly with prospective and current residents to achieve maximum occupancy and ensure resident retention and client satisfaction.
Focus on the needs of others by listening, understanding, and showing empathy and respect.
Lead training, facilitate regular meetings, and coach leasing consultants to obtain optimal performance.
Generate traffic, qualify prospective residents, lease apartments, prepare lease documentation, and complete move-in paperwork.
Review lease applications for accuracy and ensure payment is collected before forwarding to the property manager for approval.
Conduct outside marketing and employer outreach; review Internet and marketing ads.
May perform marketing functions, including identifying target markets, developing and implementing marketing plans, and coordinating, qualifying, and updating advertisements.
Maintain accurate records of traffic activity in the computer system.
Assist with translating phone traffic into scheduled appointments for property tours.
Provide follow-up with prospective residents via phone, mail or email.
Orient prospective and current residents to the property.
Process renewal paperwork and ensure delivery to current residents monthly.
Create and maintain resident files, including reviewing move-in paperwork with new residents.
Ensure open and close procedures are completed daily and model apartments are touring-ready.
Coordinate move-in/out schedules with the maintenance team and inspect apartments prior to move-ins.
Assist with processing work orders and ensure timely completion.
Shop competitors and complete weekly market surveys.
Assist with planning and implementing resident activities to increase retention and promote a quality living experience.
Promote positive resident relationships and respond to requests promptly and accurately.
Assist with managing resident issues, including neighbor disputes.
Inspect buildings and grounds for safety and cleanliness and alert maintenance to repairs.
Comply with company policies, health and safety rules, and applicable laws.
Other duties as assigned.
Education and Experience
High school diploma is required.
Minimum of one year of residential leasing and/or management experience is required.
Prior experience with a revenue management system is required.
Prior experience in Yardi or another equivalent property management system is required.
Prior experience with customer reputation management tools is required.
Skills and Requirements
Excellent customer service and interpersonal skills with the ability to relate to others.
Basic level knowledge of Microsoft Office Suite including Outlook, Word, PowerPoint and Excel.
Excellent interpersonal skills to effectively and sensitively communicate with all levels of management.
Sensitivity to confidential matters is required.
Ability to work independently and prioritize effectively in a fast-paced environment with a strong sense of urgency.
Ability to relay technical concerns with adequate detail, quickly and accurately.
Ability to read, write, comprehend, and converse in English.
Ability to use general office equipment (telephone, fax, printer, copier, key track system).
Strong organizational and time-management skills.
Ability to cope with and defuse situations involving angry or difficult people.
Must maintain a valid driver’s license, clean driving record and current auto insurance is required.
Must comply with all safety requirements.
Required to complete and successfully pass the Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment.
