The portfolio under management is about 600,000 sq ft.

Stephens Enterprises is seeking a Property Manager to oversee the day‑to‑day operations, financial performance, and long‑term value of its commercial real estate portfolio. Reporting directly to ownership, this individual will provide leadership across property operations.

Key Responsibilities

Oversee the overall performance and daily operations of a commercial property portfolio.

Develop and implement operational policies and procedures to enhance property value, efficiency, and tenant retention.

Conduct regular property inspections to ensure compliance, maintenance standards, and overall asset condition.

Supervise and provide direction to team members, prioritizing work orders, preventive maintenance, and capital improvement projects.

Solicit and negotiate vendor contracts, ensuring quality service delivery and cost control.

Oversee capital projects and coordinate with internal construction teams as needed.

Tenant Relations & Leasing Support

Foster strong tenant relationships through proactive communication and responsive service.

Oversee tenant onboarding, renewals, and move‑in/move‑out coordination.

Partner with ownership on leasing strategy, tenant negotiations, and occupancy planning.

Investigate and resolve tenant concerns in a timely and professional manner.

Financial & Reporting Management

Develop and manage annual operating budgets for properties within the portfolio.

Monitor financial performance, including variance analysis, expense control, and cash flow management.

Collaborate with accounting on monthly reporting packages and property performance reviews.

Approve property‑related invoices and ensure accurate tracking of operating expenses and capital expenditures.

Provide ownership with regular updates on property performance, risks, and opportunities.

Qualifications

Bachelor’s degree in Business, Real Estate, Finance, or equivalent experience.

5-8+ years of commercial property management experience, ideally with commercial office and industrial assets.

Demonstrated ability to oversee property operations, budgeting, and vendor management.

Experience managing service personnel or small teams.

Strong understanding of leases, contracts, and financial reporting.

Proficiency with property management software and Microsoft Office Suite.

Excellent communication and relationship‑building skills.

Ability to operate effectively in a family‑owned, entrepreneurial environment.
