Part-Time On-site Community Association Manager

Job Description Part‑time Community Manager – On‑site management of a community in Columbia, SC. You will manage daily operations, prepare budgets, maintain board and homeowner communications and coordinate vendors and committees.

Responsibilities

Maintain communication with the community board of directors.

Schedule and prepare for regular board meetings.

Maintain communication with homeowners and respond to their needs.

Prepare and present the annual budget to the board of directors, analyze monthly financial reports and create variance reports.

Create monthly management reports.

Contact and coordinate vendors for community maintenance and special projects.

Oversee daily operations of the HOA.

Attend regular meetings with the management firm.

Supervise administrative and maintenance staff where applicable.

Other Duties

Manage short and long‑term objectives and goals of the HOA.

Develop and recommend the annual operating budget and mid‑year forecast with the assistance of on‑site HOA committees.

Recommend third‑party service providers and contractors and manage their activity.

Recommend aesthetic, maintenance and safety improvements to the community on a monthly basis.

Manage all communication and interface with the community residents.

Attend and contribute to committee meetings—Finance, Infrastructure, Landscaping, Marine, Security—using resources efficiently to achieve strategy.

Supervise the on‑site work order process.

Work with third‑party professionals to accomplish their objectives, including engineers, legal firms, insurance firms, construction management firms and marketing firms.

Attend monthly board meetings and provide detailed status reports of all management activities.

Ensure consistent execution of all emergency/storm management activities.

Perform other job functions as assigned, including personal management of on‑site staff.

Requirements

Demonstrated commitment to quality customer service.

Formal education or professional experience in community management or a related field.

Ability to quickly learn new technology.

Outstanding written and oral communication skills.

Excellent time‑management skills.

Proficiency in Microsoft Office applications (Word, Excel, Outlook).

Adaptability to varying tasks.

Detail‑oriented.

Ability to create and maintain a budget.

Proficiency in reviewing and analyzing financial reports.

Experience Minimum two (2) years of combined experience in:

Commercial and/or residential management/leasing.

Construction/landscaping management.

Business management.

Fiscal, budgetary and purchasing management.

Facilities management.

Education High‑school degree or equivalent (Associate’s degree, Business Administration or related preferred). CMCA and AMS desired.

Schedule and Pay Rate Part‑time; Monday, Wednesday and Thursday, 8:00 am – 5:00 pm. $25.25 per hour.
