Job Description Summary Ballard Public Lofts has an immediate opening for an experienced Leasing Professional. The Leasing Professional plays a critical role in coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the lease term, and securing lease renewals.
Responsibilities
Perform all sales and leasing activities to achieve the community’s revenue and occupancy goals by greeting and qualifying prospects, conducting community tours and showing apartments, processing applications, credit screening, and criminal background checks, preparing the lease and move‑in package, and ensuring a smooth resident move‑in and lease signing.
Inspect apartments prior to resident move‑in, ensuring move‑in readiness and scheduling any outstanding items with maintenance.
Stay informed about current market and competitor conditions that may impact occupancy and sales results, develop and implement short‑ and long‑term marketing plans, and follow community policies related to concessions, specials, and other programs.
Design and execute marketing activities to create and drive traffic to the community, including resident referral and employer outreach programs, internet marketing tools, and community‑specific plans.
Use property‑management software to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information.
Ensure show units meet company standards by daily inspecting marketing corridors, communicating maintenance needs, merchandising, and preparing the leasing office for daily activities.
Follow up with prospects and new residents to ensure satisfaction through e‑mail, thank‑you notes, cards, or phone calls.
Execute lease renewal activities by preparing renewal letters and packages, meeting with renewing residents before move‑out dates, and ensuring timely signing of renewal documents.
Respond promptly and courteously to resident and client/owner concerns, and take action to resolve problems.
Qualifications / Requirements
Preferred: Previous sales and customer‑service experience; a positive can‑do attitude is required.
Proficient in MS Office Suite; additional property‑management software (Yardi/One Site) desired but not required.
Demonstrated ability to read, write, and communicate effectively; complete legal documents; sell and explain apartment features; answer resident questions.
High level of professionalism in manner and dress.
Valid driver’s license to operate a golf cart on property.
All required state and local licenses and certifications.
Physical Demands
Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Work inside and outside in all weather conditions.
Lift or carry up to 25 pounds independently and up to 50 pounds with assistance.
Travel may be required for training, meetings, or assistance to other properties.
Work a flexible schedule, including evenings, weekends, and holidays.
Compensation Hourly rate: $22.50 – $24.00.
Additional Compensation
Corporate Position: Eligible for quarterly or annual bonus based on performance.
On‑site Property Position: Eligible for weekly, monthly, and/or quarterly bonus programs.
