Salary: $170,000 – $180,000 per year
Position Summary
Director of Finance will join the leadership team and lead a 3‑person finance team. The role will oversee monthly close, team performance, tax coordination, controls, financial reporting, and distributions.
Day‑to‑Day Responsibilities
- Team leadership & management: Join the 3‑person leadership team in making strategic, data‑driven decisions; manage the AP Manager, AR Manager, and Senior Accountant; ownership & execution of all finance functions.
- Accounting: Accruals, journal entries, reconciliations, CAM accounting, lease administration, intercompany transactions, and distributions; maintain the general ledger, overhead expenses, and intercompany allocations; prepare consolidated financial statements; manage corporate budgeting/forecasting; lead transaction accounting for acquisitions, dispositions, and refinances (capitalizations, due diligence, closing entries, reporting); liaise with banking and lender contacts; oversee LP positions, distribution calculations, waterfall modeling, and investor relations.
- Reporting: Monthly reporting packages including rent roll, income statement, balance sheet, and budget variance; provide property‑level and corporate financials; respond promptly to owner, lender, and partner reporting requests.
- AppFolio Investment Manager: Manage multi‑tenant LP waterfalls, track distributions, generate investor reports/portals, and pipeline tracking.
- Tax & Compliance: Liaise with external CPA firm for tax preparation; oversee real‑estate tax accruals, sales tax, and margin/deferred items at both property and corporate levels.
- Controls & Forecasting: Build KPIs, maintain controls and reporting; enforce accounting calendar and accruing checklists; drive a 2‑3 day month‑end close.
- Liquidity: Manage true liquidity and maintain a 13‑week cash‑flow model.
Required Qualifications
- Bachelor's degree in accounting, finance, or a related field.
- 5+ years of accounting leadership experience.
- 7+ years of commercial real‑estate accounting experience.
- Experience with CAM reconciliations.
- AppFolio Investment Manager expertise: waterfalls, distributions, reporting.
- High proficiency in Excel.
Preferred Qualifications
- CPA.
- Experience with industrial, retail, office, or mixed‑use property assets.
