Senior Director, Asset Management

Our client is a rapidly growing Louisville-based construction company with an expanding portfolio of active and stabilized projects. LHH is assisting in their search for an accomplished Asset Manager that will serve as the financial steward of the company’s construction and real estate asset portfolio. This role blends strategic finance, portfolio analysis, and operational oversight , ensuring assets are performing against budget, schedule, and return expectations. The Asset Manager will partner closely with Finance, Project Management, Operations, and Executive Leadership to drive data‑driven decisions and maximize asset value throughout the lifecycle.

Job Description

  • Oversee performance of a diversified portfolio of construction and/or real estate assets across development, active construction, and stabilized phases
  • Monitor asset performance against financial models, budgets, forecasts, and return targets
  • Drive asset-level strategies to optimize cash flow, returns, and risk‑adjusted performance
  • Develop and manage asset-level financial models (project pro formas, cash flow, IRR, NPV, sensitivity analyses)
  • Review monthly, quarterly, and annual asset financials; investigate variances and recommend corrective actions
  • Partner with Accounting to ensure accurate cost tracking, capitalization, and financial reporting
  • Collaborate with Project Managers and Operations on schedule, cost‑to‑complete, and change order impacts
  • Track construction budgets, contingencies, and draw schedules
  • Help build scalable asset management processes, reporting tools, and KPIs as the company grows

Requirements

  • Bachelor’s degree in Finance, Accounting, Real Estate, Business, or related field
  • 5+ years of experience in asset management, project finance, portfolio management, or related roles
  • Strong financial modeling and analytical skills
  • Experience managing or analyzing a portfolio of construction and/or real estate assets
  • Working knowledge of construction budgets, schedules, and cost controls
  • Advanced Excel skills; experience with ERP or project management systems a plus
