Compensation Hourly range: $13.51 – $20.48. Base salary plus potential bonuses for corporate and on‑site property positions.

Responsibilities

Perform all sales and leasing activities to achieve community revenue and occupancy goals—including greeting and qualifying prospects, conducting tours, processing applications, credit screening, and criminal background checks, preparing lease and move‑in packages, and ensuring a smooth move‑in and lease signing.

Inspect apartments prior to move‑in, ensuring they are move‑in ready and scheduling repairs with maintenance.

Stay informed about market and competitor conditions, developing and implementing short‑ and long‑term marketing plans, and following community policies on concessions and specials.

Design and execute marketing activities to drive traffic; include resident referral and employer outreach programs, internet marketing tools (Craigslist, Facebook, e‑mail), and other community‑specific plans.

Use on‑site property management software (OneSite, Yardi, etc.) to track availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information.

Ensure show units meet company standards for quality—daily inspect the marketing corridor, communicate needs to maintenance, merchandize show units, and prepare the leasing office for leasing activities.

Follow up with prospects and new residents to ensure satisfaction via e‑mail, thank‑you notes, cards, or calls, and finalize lease and renewal decisions.

Support the lease renewal program by preparing renewal letters and packages, contacting renewing residents, and ensuring timely execution of renewal documents.

Respond quickly and courteously to resident and client/owner concerns, documenting and conveying requests appropriately.

Required Licenses or Certifications

All licenses and/or certifications required by state and local jurisdictions.

Valid driver’s license to operate a golf cart on property.

Physical Demands

Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.

Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).

Push, pull, lift, carry, or maneuver weights up to twenty‑five (25) pounds independently and fifty (50) pounds with assistance.

Travel may be required to assist other properties, attend training, or business meetings.

Work a flexible schedule, including evenings, weekends, and holidays.
