About The Role
Job Description / Role Overview
The Marketing Coordinator is responsible for supporting and executing creative marketing strategies that drive qualified traffic, support leasing performance, and enhance brand positioning across a multifamily housing portfolio. This role partners closely with Operations and onsite teams to align marketing initiatives with property-level goals, market conditions, and customer experience standards. This role also assists with all company-wide and quarterly event initiatives, and prior experience in the multi-family property management industry is required.

The Marketing Coordinator reports to the Director of Marketing & Events. This is a hybrid, salaried role, requiring at least 2 days per week working in our St. Louis, MO home office.

Salary based on experience.

Marketing Strategy & Execution

Collaborate with Operations and seek appropriate community partnerships to create brand and property recognition; generating interest and leads.

Assist Director of Marketing & Events in the design and implementation of traditional digital and social marketing plans to attract potential renters and retain existing residents.

Create and maintain marketing materials and templates including print media, digital campaigns, and email marketing campaigns.

Conduct competitive marketing analysis to identify pricing and positioning opportunities within each submarket.

Digital & Platform Management

Oversee quality and accuracy of company websites, property websites, ILS listings, GMB pages, and email campaigns including regular updates to Google AdWords, building of SEO strategy, and the designing of content consistent with Mills brand.

Execute and manage SEO, PPC, and other digital marketing campaigns, while staying within budget and maximizing return on ad spending.

Track, report, and analyze the impact of web content, marketing campaigns, SEO and PPC campaigns monthly.

Coordinate collateral production and distribution of new content consistent with branding guidelines; includes photography, videography, floor plans, site maps, virtual staging, virtual tours, property logos and digital ads.

Monitor and report on property-level brand reputation and listings and assist onsite teams with review and survey management.

Develop and maintain Mills Brand Guidelines.

CRM & Systems Management (RealPage Ecosystem)

Manage and respond to customer support ticket system including marketing support, property information management, and RealPage-related account support, providing excellent service through timely and courteous responses.

Analyze CRM and marketing data to identify underperforming properties, lead-to-lease conversion gaps, as well as seasonal or market based-demand shifts; translating data to actionable recommendations.

Event Coordination

Assist with projects relating to industry events such as SLAA programs and nomination process (Rising Star Awards).

Assist with the planning, development, and execution of Mills company events.

Cross-Functional Collaboration

Maintain awareness of the local communities and market conditions and participate as an active member.

Support all marketing efforts related to acquisitions/dispositions and new development properties.

Contribute to ongoing improvement of internal processes providing best practice recommendations.

Provide insight into business opportunities, resident services, and other initiatives that promote Mills’ vision.

Assist the Director of Marketing & Events, Social Media Manager, and Operations team on any other projects as needed.

Required Skills & Competencies

Minimum of one year of professional marketing experience within the property management industry

Bachelor’s degree in marketing, communications or 3 years of experience in a related field

Strong understanding of traditional, digital, and emerging marketing channels including the latest trends, technologies and methodologies in graphic design, web design, creative writing, and marketing production

Proficiency with Adobe Creative Suite (InDesign, Photoshop, Illustrator), Microsoft Office (Excel, PowerPoint, Word, Outlook), and Google Analytics

Ability to think creatively while possessing analytical skills to forecast and identify trends and challenges

Strong project management and organizational skills to effectively manage multiple projects simultaneously

Excellent communication abilities

Experience with platforms such as RealPage, Knock CRM, Yardi, or Entrata

Preferred Experience

Experience with HTML and Canva preferred

Familiarity with reputation management and online leasing tools
