OPPORTUNITY: Floating Community Manager – Austin, TX

DAYS/HOURS REQUIRED: Monday – Friday, 9AM – 6PM

Responsibilities

Responsible for hiring, training and developing a competent team.

Manages daily operations directly or indirectly, including reviewing daily rent recommendations and identifying opportunities to maximize income.

Collects rents, implements timely legal delinquent rent procedures, ensures resident insurance compliance, adheres to screening criteria and policies, implements retention procedures, completes weekly reports, approves invoices, and accurately inputs data.

Reviews and analyzes monthly performance, completes variance reports, initiates annual budgets and forecasts.

Identifies potential market challenges, educates staff and regional manager about competitors and market conditions, and creates effective marketing plans.

Ensures recurring contract work (e.g., unit cleaning, painting, landscaping) is bid out routinely to assure quality and best price, confirms contractor insurance and lien waiver requirements are met, and monitors contractor performance.

Assures OSHA and other safety procedures are implemented, provides safety education, holds routine safety meetings, and keeps up-to-date MSDS information available.

In conjunction with the maintenance supervisor, identifies potential repairs or capital projects, confirms curb appeal meets corporate standards, and identifies potential risk management issues.

Reads, follows, and implements company handbooks, property policy manuals, and other governing documents.

Qualifications

Excellent problem‑solving, interpersonal and communication skills plus leadership/supervisory skills.

Minimum 2 years of experience as a Community Manager of 100+ units.

Yardi experience preferred.

Excellent sales skills.

Ability to read, analyze and interpret business periodicals and write reports and business correspondence.

Ability to calculate figures such as discounts, interest, commissions, proportions, percentages, area and apply basic math concepts.

Ability to solve practical problems with limited standardization.

Knowledge of property‑level operations software (Outlook, Internet software, Excel, Word).

Benefits & Compensation
Salary is TBD. We offer a competitive compensation package that includes a 401(K) match, rental incentive and renewal compensation, bonuses, and rental discounts depending on location. Full‑time employees working 30–40 hours per week are eligible for medical, dental, vision, other voluntary benefits and vacation accrual. Sick time accrual is provided in accordance with law.
