Community Manager
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As an on‑site leader, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration, and risk management to ensure compliance with Asset’s policies, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
Personnel Management – Regular daily onsite attendance is required; screen, hire, train, coach, develop staff, perform ongoing coaching, counseling, and guidance in compliance with Asset training benchmarks; create weekly/daily staff schedules; address performance problems and enforce disciplinary policies.
Financial Management – Achieve highest possible net operating income through cost control, revenue and leasing improvement; develop annual budgets and forecasts; reconcile deposits, rent collections, charges, vendor invoices; prepare accurate property closeouts and ownership financial reports.
Strategic Leasing Management – Develop yearly marketing plan; implement effective leasing techniques; handle resident complaints; develop retention programs; lead resident move‑in processes.
Administrative & Maintenance Management – Ensure accurate reporting; lead emergency response; manage customer service and maintenance turnaround; maintain property appearance; oversee budgeting for property resources, vendors, and maintenance activities.
Education & Experience
High School Diploma or equivalent; Bachelor’s degree preferred or four years of housing industry experience; or 1‑2 years of related experience and/or training; or comparable education and experience.
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
Basic computer skills and knowledge of on‑site software functions.
Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
Regular communication, repeated wrist and finger motions, attention to detail, overtime, weekend and night work.
Standing or sitting for prolonged periods, moving between work sites.
Use of ladders, stairs, scaffolding, ramps, step stools; handling objects up to 25 lbs.; operating machinery, power tools, vehicles, golf carts; exposure to various temperatures, weather, hazardous chemicals.
License / Equipment
Reliable transportation required for emergency on‑call duties.
Salary Range : $29 per hour to $31 per hour
