Community Manager
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. The Community Manager manages all phases of operations, including personnel, leasing, maintenance, financial, administration, and risk management. As an on‑site leader, the Community Manager supervises all staff to ensure compliance with Asset’s policies, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
Personnel Management – screen, hire, train, coach, and develop on‑site staff; complete weekly and daily schedules; address performance issues; promote a positive work environment.
Financial Management – achieve highest possible net operating income through cost control, revenue and leasing improvement; develop yearly operating budgets/forecasts; monitor rent collections, vendor invoices, and property closeout.
Strategic Leasing Management – develop yearly marketing plan; execute effective leasing techniques; handle resident complaints; develop resident retention programs; show, lease, and move‑in prospective residents.
Administrative & Maintenance Management – ensure accurate reporting; head emergency team; manage customer service and maintenance response; maintain property appearance and timely repairs; plan property resources efficiently; direct maintenance and construction activities.
Qualifications
High School Diploma or equivalent. Bachelor’s degree preferred, or four years of experience in the housing industry, or one‑two years of related experience.
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
Ability to use on‑site software and basic computer skills.
Knowledge of Fair Housing Laws and OSHA requirements.
Experience with affordable housing programs (LIHTC, HUD, etc.) is preferred.
Physical Requirements
Regular standing, walking, and sitting; occasionally stoop, kneel, crouch, or lift up to 25 lbs.
Possibility for on‑call emergencies requiring travel.
License / Equipment
Reliable transportation for emergency on‑call duties.
Salary Range: $79,560–$89,440 per year
Compensation is based on experience, certifications, and training.
