Community Manager
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As a Community Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management. As an on‑site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
Personnel management: regular/daily onsite attendance; screen, hire, train, coach, and develop on‑site staff; complete weekly/daily office and maintenance staff schedules; address performance problems and document and communicate with supervisor and HR.
Financial management: achieve highest possible net operating income through effective cost control and revenue & leasing improvement; develop yearly operating budgets/forecasts; monitor rent collections and vendor invoice reconciliation; ensure timely property closeout and accurate financial reports.
Strategic leasing management: develop yearly marketing plan; employ effective leasing techniques; handle resident complaints, concerns, and requests; develop and implement resident retention programs; show, lease, and move in prospective residents.
Administrative and maintenance management: accurate administrative and leasing reporting; lead emergency team for the property; monitor service request turnaround; maintain property appearance and repairs; plan and manage property resources, equipment, and supplies; direct maintenance, construction, and rehabilitation activities.
Education & Experience
High school diploma or equivalent; bachelor’s degree preferred or four years’ experience in the housing industry; or one to two years of related experience and/or training; or equivalent combination of education and experience.
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
Basic computer skills and understanding of all on‑site software functions.
Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
Regular communication with others; repeat wrist/hand/finger motions; overtime, weekends, night hours (emergencies).
Stationary or standing for prolonged periods; moving between work sites; occasional ladder/stairs/scaffolding use; lifting and moving objects up to 25 lbs.; operating machinery, power tools, or motor vehicles.
Work in varied environments including tight and confined spaces, overhead positions, adverse weather, and exposure to hazardous chemicals.
License & Equipment
Must have reliable transportation due to the emergency on‑call requirement.
Salary Range
$83,000 to $88,000 per year.
