Responsibilities
Maintenance Technician III – Settler’s Ridge Apartment Homes (a premier class‑A, 340‑unit garden‑style community located in the Tech Ridge neighborhood – Austin, TX)

Maintain and preserve a multi‑million dollar luxury community, ensuring a quality living experience for residents.

Utilize advanced troubleshooting and technical skills to identify and resolve technical issues with HVAC, plumbing, electrical, sewer/water, swimming pool, and security systems.

Develop rapport with residents, assisting them with resolving various general maintenance issues (appliances, flooring, cabinets, locks, drywall, etc.) in a timely manner.

Assist the Service Supervisor with preparing make‑ready schedules and walking/punching all make‑ready units to ensure they are in top condition and ready to lease.

Place orders with approved vendors for all necessary supplies and equipment.

Help the service team maintain a strong curb appeal at the property.

Qualifications

2+ years of related multifamily/hotel maintenance experience.

Strong knowledge and experience with HVAC systems, electrical, plumbing, appliance repair, and general carpentry.

HVAC/EPA certification and Fair Housing training required.

Additional certifications (CPO, CAMT) required (can be obtained after hire).

Experience with MS Office Suite (Word and Outlook).

Training on using make‑ready schedule, Payables Nexus, and Yardi will be provided after hire.

Strong customer service skills.

Availability to be on call as needed.

Benefits and Compensation
Pay Range:

$22.00 – $27.00 per hour (approximate; actual pay may vary based on experience, education, training, and certifications; does not include bonuses).

Substantial rent discount (20% standard, 35% for on‑call team members, 40% after 3 years of service).

Shoe stipend—up to $125 twice per year.

Uniforms provided—new uniforms ordered twice per year.

On‑call bonus—$100 per week of scheduled on‑call duty.

Quarterly service bonus—up to 6% of salary based on performance, paid quarterly.

Generous paid time off program for full‑time employees—15 days per year plus 9 holidays, 2 floating holidays, 2 designated wellness days.
