Job Description Summary
Millhouse, a community of 364 highly‑rated apartments, seeks a Maintenance Supervisor to oversee technical and mechanical work that ensures all inside and outside buildings, grounds, amenities, and common areas meet high standards of cleanliness, appearance, safety and overall functionality. The role requires strong customer‑service orientation and a proven track record in multifamily maintenance.

What your day might look like

Providing excellent customer service while working as a team.

Managing outside vendors and following up on warranties by email and phone.

Developing standards for the cleanliness and overall appearance of the property.

Applying knowledge of hot water repair and maintenance.

Using basic carpentry skills.

Supervising up to five employees.

Assisting with budgeting for regular repair, maintenance and capital expenses.

Delegating and completing resident work orders promptly.

What we are looking for

Vast maintenance‑management experience in multifamily housing.

Knowledge of hot water heater repair, carpentry, and roofing materials such as shingle, BUR membrane and EPDM.

Skill in safe use of hand and power tools and mechanical equipment.

Proficiency in MS Office Suite and property‑management software (Yardi/One Site).

High level of professionalism in both manner and dress.

Essential Responsibilities

Complete work orders generated from resident requests and routine upkeep, diagnosing causes and making repairs per policies and safety standards.

Oversee the make‑ready process for vacant units, including inspections, punch lists, vendor scheduling, procurement, task completion and final inspections.

Develop standards for cleanliness and appearance across all community areas to meet Greystar standards.

Inspect work performed by service team, contractors and vendors to assess effectiveness and develop corrective action plans.

Maintain adequate inventory of spare parts and maintain order of supplies within budget guidelines.

Complete monthly preventive‑maintenance procedures as outlined in the Policy and Procedure Manual.

Assist the Community Manager in budget development for repair, maintenance and capital projects.

Practice cost‑cutting and expense control by fixing rather than replacing parts and using tools correctly.

Conduct regular safety meetings, keep MSDS sheets current, and stay up‑to‑date on OSHA and other safety requirements.

Demonstrate customer‑service skills by treating residents and others with respect, handling complaints efficiently and with urgency.

Basic Knowledge & Qualifications

High school diploma, GED, or related experience and training.

Experience in property‑management maintenance, building maintenance, or related trade.

Own hand tools (unless prohibited by state law) and be skilled in safe use of hand tools, power tools, measuring devices and mechanical equipment.

Logical thinking to define and correct problems.

Proficiency in customer service and interpersonal communication for effective interaction with residents, clients, teammates and business contacts.

Strong written and spoken communication to represent company management, act as first point of contact for internal members and visitors, and respond to inquiries.

Proficiency in internet, word processing, spreadsheet, database management; property‑management system experience preferred.

Mathematical skills to handle basic financial, administrative and legal documents.

Specialized Skills

EPA Type I and II or Universal certifications for sealed HVAC system testing and refrigerant handling.

All certifications required by state and local jurisdictions.

Valid driver’s license for operating a golf cart on property, if applicable.

Travel / Physical Demands

Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.

Work indoors and outdoors in all weather conditions.

Push, pull, lift, carry or maneuver weights of up to 25 pounds independently and 50 pounds with assistance.

Local routine travel for meetings, training or other tasks.

Flexible schedule requiring “calls” during evenings, weekends, and holidays.

Additional Compensation

Corporate positions may participate in a quarterly or annual bonus program based on performance.

On‑site property positions may participate in weekly, monthly, and/or quarterly bonus programs.
