Job Description
Aspenridge has an immediate opening for an experienced Maintenance Supervisor. This role oversees and performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the community meet the company’s standards for cleanliness, appearance, safety, and overall functionality.

Knowledge of hot water repair and maintenance highly desired

Basic carpentry knowledge required

Supervising up to 5 employees

Assisting with developing the budget for regular repair and maintenance and capital expense

Delegating and completing resident work orders in a timely manner

What We Are Looking For

Vast maintenance management experience in multifamily housing

Knowledge of hot water heater repair and maintenance, carpentry required. Background on different types of roofing materials (shingle to BUR Membrane and EPDM) highly preferred

Knowledgeable and skilled in safe use and maintenance of hand tools, power tools, and mechanical equipment

Proficient in MS Office Suite and property management software (Yardi/One Site)

High level of professionalism in both manner and dress

Essential Responsibilities

Assist and complete work orders generated from resident requests for service, as well as routine upkeep, diagnosing the source of the defect and making repairs in accordance with established policies, procedures, safety standards, and code requirements.

Oversee and complete the make‑ready process to prepare vacant apartment homes for leasing and new move‑ins by completing inspections, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting completed work.

Develop standards for the cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, market‑ready unit interiors, breezeways, curbs, signage, leasing office, garbage areas, parking lots, and other buildings and common areas to ensure high quality.

Periodically inspect work performed by service team members and contractors to assess effectiveness and develop corrective action plans as needed.

Maintain adequate inventory of spare parts and maintenance materials and coordinate with the Community Manager to order supplies and tools within budgetary guidelines.

Complete monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.

Assist the Community Manager in developing the budget for regular repair, maintenance and capital projects.

Support cost‑cutting and expense control programs by fixing rather than replacing parts when possible, avoiding waste of materials and supplies, and practicing correct use of tools and equipment.

Conduct regularly scheduled safety meetings, ensure all MSDS sheets are current and accessible, and stay up‑to‑date on OSHA and other safety requirements to ensure compliance.

Demonstrate customer service skills by treating residents and others with respect, answering questions from team and residents, and responding sensitively to complaints.

Basic Knowledge & Qualifications

High school diploma, GED, or related experience and training.

Experience in property management maintenance, building maintenance, or related trade.

Must provide own hand tools unless prohibited by state law and be skilled in safe use and maintenance of hand tools, power tools, user‑moved aids, mechanical equipment, and measuring devices.

Ability to apply logical thinking to define and correct problems.

Proficiency in customer service and interpersonal communication skills.

Ability to read, write, and communicate effectively to represent company management.

Proficiency in internet, word processing, spreadsheet, and database programs; property management system experience preferred.

Mathematical skills: addition, subtraction, multiplication, division, decimals, and fractions.

Specialized Skills

EPA Type I and II or Universal certification required if working on sealed HVAC systems, handling refrigerants, etc.

All required certifications as mandated by state and local jurisdictions.

Valid driver’s license to operate a golf cart on the property, if applicable.

Travel / Physical Demands

Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.

Work inside and outside in all weather conditions.

Push, pull, lift, carry up to 25 pounds independently and up to 50 pounds with assistance.

Local routine travel may be required for meetings, training, or other purposes.

Flexible schedule including evenings, weekends, and holidays.

Compensation
Salary range: $32.00 - $36.25 per hour. Additional compensation may include quarterly, monthly, or weekly bonus programs depending on role type.
