RangeWater seeks a Maintenance Supervisor to ensure the cleanliness, appearance, safety, and functionality of properties.

Job Description
The Maintenance Supervisor oversees and performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality by performing maintenance related tasks.

Essential Responsibilities

Employee champion. Manages maintenance team and assists in employee evaluations. Interview, hire, orient, and train new hires. Oversees all aspects of the “Make Ready” process from beginning to end in accordance with the company policies and procedures.

Assist with and complete work orders generated from resident requests for service, as well as routine upkeep on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.

Periodically inspect work performed by other service team members and contractors to assess effectiveness of policies and procedures and develop corrective action plans. Ensure materials and services meet quality standards, scope and specifications. Maintain inventory of spare parts and materials and work with Community Manager to order supplies and tools within budgetary guidelines. Assist Community Manager in developing maintenance and capital expense budgets.

Keep informed of changes in technology and industry standards.

Complete monthly Preventative Maintenance procedures as outlined in the Policy and Procedure Manual.

Demonstrate customer service skills in interactions with Employees, Residents, Clients, and Vendors.

Be responsible for safety, cleanliness, and general appearance and appeal of the property, and report any mechanical and electrical equipment malfunctions as well as employee/visitor/resident injuries or accidents. Conduct safety meetings, keep documentation up to date, and ensure compliance with safety laws and requirements.

Resolve customer complaints and issues.

Perform other duties as assigned.

Work Hours and Work Environment
Schedule: 40 hours in a regular work week.

Typical Site Hours of Operation (may vary by site):

Monday – Friday: 9am – 6pm

Saturday: 10am – 5pm

Sunday: 1pm – 5pm

Essential Requirements

Must be available to work on weekends when scheduled and must be able to perform the essential job functions unaccompanied.

Must be able to work a flexible schedule, including evenings, weekends, and holidays, and perform essential job functions unaccompanied.

Will work in frequent exposure to outside elements where temperatures, weather, odors, and/or landscape may be unpleasant and hazardous.

Qualifications Summary
Education: High School Diploma or GED equivalent. Working knowledge of OSHA standards and MSDS regulations. Technical degree preferred.

Supervisor Experience: 1–3 years of proven skills to hire, lead, direct, evaluate, and manage subordinates.

Management Experience: 1–3 years.

Experience Preferred: 2–3 years of apartment maintenance experience or equivalent.

Advanced Skills: Communication and delivery skills with ability to connect to people at all levels.

Computer Skills: Proficiency in internet, word processing, spreadsheet, database management; strong proficiency in property management software (preferably Entrata Yardi and/or One Site).

Licenses and Certificates

Valid Driver’s License.

EPA certifications Type I and II or Universal for refrigerant recycling, Certified Pool Operator or Certified Spa and Pool Operator certificate, plus all certifications required by State and Local jurisdictions.

Physical Requirements

Push, pull, lift, carry, or maneuver weights up to 20 pounds independently and 50 pounds with assistance.

Frequent standing, walking, reaching, climbing, stooping, squatting; intermittent sitting and keyboard work.

Travel Requirements
Routine local travel may be required for meetings and training. Non-local travel may be required for business responsibilities.
