Job Description

This position performs technical and mechanical work to ensure the physical aspects of the buildings, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.
Essential Responsibilities

Complete assigned work orders from resident requests and perform preventative maintenance by diagnosing defects, making repairs in accordance with policies, procedures, safety standards, and code requirements.
Ensure make-ready process for vacant apartments by completing pre-move-out inspections, creating a punch list, scheduling vendors, obtaining materials, completing tasks, and inspecting work.
Access and obtain materials, supplies, and tools from the maintenance department, track inventory, return unused items, and notify the supervisor about re-ordering needs.
Document service requests timely and accurately to allow proper tracking and documentation.
Maintain grounds, common areas, and amenities by cleaning, painting curbs and signage, pressure-washing breezeways and pool areas, and related tasks.
Support cost-control by repairing rather than replacing parts when possible and using materials and tools efficiently.
Other Responsibilities

Comply with safety and risk-management policies by attending safety meetings, completing required OSHA-related training, and reporting accidents promptly.
Periodically inspect work performed by contractors and vendors to verify quality against scope and specifications.
Qualifications

1–2 years of related experience; experience in luxury residential environments and a strong customer service background are highly preferred.
EPA certifications Type 1 and II or Universal for refrigerant recycling (where applicable).
Incumbents must have all certifications required by state and local jurisdictions (for all Service Technicians).
Valid driver’s license to operate a golf cart on property, if applicable.
Physical Demands

Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Work indoors and outdoors in all weather conditions.
Push, pull, lift, carry, or maneuver up to 25 pounds independently and up to 50 pounds with assistance.
Occasional travel to assist other properties, attend training, or participate in meetings.
Flexible work schedule including on-call evenings, weekends, and holidays.
