Maintenance Technician
Essential Duties & Responsibilities
Community maintenance: regular daily onsite attendance, responding to resident requests, performing repairs and replacements in common areas and units, scheduling and performing maintenance/repair turn events.
Daily exterior cleanup of community grounds and common areas.
Swimming pool maintenance and chemical log maintenance.
Grounds and building inspections to identify hazards, maintain preventative maintenance program, support hazard communications.
Maintain organized maintenance shop, supervise inventory of equipment and supplies.
Assist unit inspections, monitor inventory, maintain accurate service records.
Assist with office and common area upkeep.
Report violations to supervisor or community manager.
Participate in on‑call emergency shifts.
Use property resources efficiently and perform additional tasks as directed.
Provide excellent customer service, maintain resident relations, enforce community policies, present a favorable community image.
Education & Experience
High school diploma or equivalent.
Basic computer skills and ability to use on‑site software.
Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
Regular movement, climbing ladders, stairs, ramps, and step stools; ability to reach, lift and place objects up to 100 lbs.
Operate machinery, power tools, motor vehicles, or golf carts.
Work in confined spaces, flat and uneven terrain, overhead positions, and varying weather conditions.
Occasional stationary periods, often standing or sitting for prolonged periods.
License & Equipment
Reliable transportation required for on‑call emergencies.
Compensation & Benefits
Salary: $20 to $24 per hour.
