Maintenance Technician II

A Brief Overview
The Maintenance Technician II provides general and specialized maintenance to rental housing. This position may also perform work to prepare rental units for return to occupancy. The role is a valuable member of the maintenance team and is responsible for checking, troubleshooting, and making routine repairs in the following areas: air conditioning, water heaters, plumbing, painting, carpentry, and other building maintenance areas. The position frequently works outdoors in all weather conditions and in attics, crawl spaces, and other tight spaces depending on the maintenance requirement.

What You Will Do

Respond to service requests regarding furnaces, air‑conditioning systems, appliances, water heaters and solar collection, disposals, general plumbing, carpentry, painting, and other required maintenance items.

Perform skilled work in one or more trades such as HVAC, plumbing, electrical, appliance repair, or locksmith requiring advanced knowledge and troubleshooting abilities.

Maintain equipment such as tools, gauges, Freon recovery systems, snakes, drills, etc., in ready repair and demonstrate safe and proficient operational knowledge of tools.

Understand and follow the proper use of equipment and chemicals and the use of personal protective equipment (PPE).

Follow and adhere to an established preventive maintenance program for all heating and ventilation systems, performing required maintenance including replacement of filters and related tasks.

Assist in making vacated units ready, including painting, sanding, varnishing, floor tile removal and replacement, ceramic tile replacement, drywall repair, fixture repair or replacement, floor stripping, waxing, polishing, window repair or replacement, and other tasks as required. Similar work may also be required on the exterior of the home to make ready.

Perform emergency maintenance, including sewage back‑ups, water main or lateral breaks, fires, weather‑related damage, other types of water leaks, and appliance repairs.

Ensure unsafe conditions are corrected in a timely manner.

Drive for the Company using either a Company vehicle at any frequency or a personal/rental vehicle for more than 50% of the time to perform work duties.

Qualifications

High School Diploma or GED (or equivalent) with advanced training resulting in a certification - Required

A degree, journeyman license in building maintenance, or other relevant qualification – Required

One or more skilled trades or related subject – Required

Acceptable amount of on‑the‑job experience in building maintenance or one of the skilled trades – Required

Four to six years (five or more) of experience in residential maintenance – Required

Strong knowledge of building maintenance with specialized knowledge in electrical, HVAC, plumbing, appliance repair, or locksmith.

Capable of working outdoors in all weather conditions and performing physical labor, lifting up to 50 pounds regularly and above 50 pounds occasionally.

Team player who pays close attention to detail and can prioritize in a fast‑moving environment.

Excellent communication and interpersonal skills, particularly the ability to interact effectively with a wide range of people in various situations.

Basic computer knowledge.

Reliable and dependable attendance and punctuality are essential.

Valid driver's license in state – Required

EPA 608 Certification within 180 days – Required
