Community Manager
The Community Manager oversees the full operations of a housing community under the supervision of the Regional Manager, managing personnel, leasing, maintenance, financial administration, and risk management.
Responsibilities
Minimum 2 years of experience with affordable housing programs (LIHTC, HUD Section 8, Section 236, PRAC, 811 PRA, USDA Rural Development, HCD, Home Funds, Bonds, etc.)
Preferred Affordable Housing accreditations: HCCP, HCP‑E, COS, BOS, TCS, CPO (or other applicable designations)
Essential Duties & Responsibilities
Personnel Management – screen, hire, train, coach, develop and evaluate on‑site staff.
Daily on‑site attendance required.
Ensure staff compliance with company policies, training benchmarks and fair housing guidelines.
Prepare weekly/daily schedules and assignments for office and maintenance staff.
Handle performance issues, document outcomes, and terminate staff when appropriate.
Promote staff harmony and quality job performance through supportive leadership.
Manage financial performance, implement cost controls, drive revenue, develop yearly operating budgets and forecasts, monitor deposits, rent collections and vendor invoices, reconcile accounts, and produce accurate financial reports.
Develop and execute yearly marketing and leasing plans, ensure accurate lease documentation and resident retention programs, and address resident complaints.
Oversee and maintain property appearance, manage maintenance‑request turnaround, and lead emergency response teams.
Ensure timely completion of repairs, conduct regular property inspections, plan resources, equipment and supplies economically, and oversee maintenance, construction and rehabilitation activities for quality and expediency.
Education / Experience
High school diploma or equivalent (preferred) or four‑year degree or four‑year housing‑industry experience; or one‑to‑two years related experience/training; or an equivalent combination of education and experience.
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
Basic computer skills and familiarity with on‑site software functions.
Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
Regular standing, reaching, turning, walking, sitting up to occasional stooping, kneeling, crouching, crawling and lifting up to 25 pounds.

License / Equipment
Reliable transportation required for on‑call emergency service.
Salary Range
$55,000 to $62,899.20 per year.
The compensation package includes medical, dental, vision, life, accidental and disability insurance, a 401(k) with employer match, performance bonuses and paid sick days and company holidays for full‑time employees.
