
Facilities Maintenance Technician

Responsibilities
Maintains and repairs various systems and equipment, including, but not limited to, heaters, air conditioners, electrical equipment, and plumbing; monitors and maintains security, fire alarm, and energy management systems; and fills out appropriate paperwork for documentation of work performed.
Monitors energy management system (computer operated), including making changes in overall HVAC by Data input or deletion, and making changes in program as needed.
Diagnoses problems and repairs heating, ventilation, and air conditioning systems.
Calibrates and adjusts thermometers and provides routine maintenance and repair work for thermostats.
Provides routine maintenance and repair work for various motors, pumps, and valves.
Provides routine maintenance and repair work for boilers, chillers, cooling tower and all other related mechanical equipment.
Performs exteriors rounds to keep grounds free of debris and in a presentable manner
Performs installation, repair work, and general maintenance on all forms. of electrical equipment.
Replaces and repairs such electrical components as relays, transformers, electrical motors, motor controls, starters, capacitors, and contactors.
Conducts visual inspections of electrical equipment and components.
Replaces lamps and repairs equipment in various light fixtures.
Conducts visual inspection of plumbing fixtures, fittings, pipes, and joints.
Installs, repairs, and maintains restroom lavatories, sinks, and their various fittings and fixtures.
Patches and repairs piping insulation. Installs, repairs, and maintains electric water coolers, reverse osmosis units, chilled water-cooling systems, and sewage ejectors.
Replaces acoustic lay-in ceiling tiles.
Performs carpentry work as required.
Maintains fire alarm systems and components.
Completes work logs, work orders, and various paperwork necessary for documentation of work and services performed.
Cleans and maintains roof drain lines and gutters.
Patches and repairs vinyl composition tile flooring, and vinyl or rubber cover base.
Complete the Facilities Department Education Program.
Adheres to county and departmental policies and procedures.
Maintain County-issued vehicle and equipment in a clean and good working condition.
Regular and timely attendance is required

Qualifications

High school graduation or its equivalent, plus three years of experience, or trade school; in required knowledge, skills, and abilities.
Must have and maintain a valid, clear driving record.
Previous knowledge or willingness to learn maintenance and repair of heating, air conditioning, and plumbing systems.
Previous knowledge or willingness to learn to read different schematic diagrams (plumbing, HVAC, and electrical); operate computers, including making appropriate changes to computer program; identify various types of chemicals and refrigerants; write work orders and daily logs; identify part numbers and order correct parts; maintain organized system of filing; perform mathematical calculations; communicate effectively, both orally and in writing; and establish and maintain effective working relationships with co-workers and the general public.
