Job Overview
The Maintenance Technician is responsible for the day-to-day maintenance, repair, and operation of building systems and common areas within the shopping mall. This role ensures the property remains safe, functional, and visually appealing for tenants, customers, and staff by performing preventative maintenance, responding to service requests, and supporting building operations.
Key Responsibilities
Building Maintenance
Perform routine inspections of building systems including HVAC, electrical, plumbing, lighting, and mechanical equipment.
Conduct preventative maintenance on facility equipment and infrastructure.
Troubleshoot and repair building system issues.
Repairs and General Maintenance
Perform general repairs including doors, locks, ceiling tiles, flooring, fixtures, and signage.
Replace lamps, ballasts, and lighting components in interior and exterior areas.
Perform minor plumbing repairs including leaks, clogged drains, and fixture replacements.
HVAC & Mechanical Support
Assist with HVAC maintenance including filter changes, belt replacements, and system inspections.
Monitor building automation systems where applicable.
Report mechanical issues requiring specialized contractors.
Safety & Compliance
Maintain compliance with safety regulations and property management procedures.
Assist with fire/life safety system inspections.
Support emergency response procedures including power outages or system failures.
Tenant Support
Respond to tenant maintenance requests in a timely manner.
Coordinate access for vendors and contractors when required.
Maintain positive working relationships with tenants.
Exterior & Common Area Maintenance
Maintain common areas, restrooms, corridors, and service areas.
Assist with seasonal tasks such as snow preparation or storm response.
Ensure walkways, parking areas, and entrances remain safe and clean.
Documentation
Complete work orders and maintenance logs.
Report equipment conditions and repair needs to management.
Assist with inventory of maintenance supplies and parts.
Perform other duties as assigned.
Qualifications
High school diploma or equivalent required.
2–5 years of commercial building maintenance experience preferred.
EPA 608 and HVAC certifications preferred but not required.
Knowledge of HVAC, electrical, plumbing, and general building systems.
Ability to read basic technical manuals and work orders.
Strong troubleshooting and problem-solving skills.
Ability to work independently and respond to urgent issues.
Physical Demands and Work Environment
Physically able to operate electric hand tools, work on a ladder, carry tools and lift and carry up to 50 pounds.
Able to work in close spaces such as closets, crawl space and on roofs of buildings.
Required to stand for long periods and walk, climb stairs, balance, stoop, kneel, crouch, bend, stretch, twist, and/or reach.
Continuous repetitive motions.
Work under variable temperature conditions (extreme heat or cold), variable noise levels, outdoors/indoors, around fumes and/or hazards, dust and/or mite hazards, chemicals and bio-hazards.
