
Construction Project Manager

Position Summary
The Construction Project Manager is responsible for managing projects from pre‑construction through closeout, including budgeting and estimating responsibilities. This role plays a key part in cost development, subcontractor procurement, schedule management, and overall project execution to ensure projects are delivered safely, on time, and within budget.
Key Responsibilities
Pre-Construction & Estimating
Review plans, specifications, and bid documents
Perform quantity take-offs and scope analysis
Solicit and evaluate subcontractor/vendor bids
Develop detailed cost estimates and budgets
Assist with value engineering and cost‑saving initiatives
Prepare bid proposals and participate in client presentations
Identify scope gaps and risk exposure prior to project award
Budget & Financial Management
Establish and maintain project budgets
Track job costs and forecast project profitability
Review and approve subcontractor pay applications
Negotiate subcontract agreements and manage change orders
Prepare monthly cost reports and financial updates
Project Execution
Develop and maintain construction schedules
Coordinate subcontractors, vendors, and field staff
Work closely with Superintendents to ensure quality and productivity
Manage RFIs, submittals, and procurement logs
Resolve project issues proactively
Client & Stakeholder Communication
Serve as primary client contact throughout the project lifecycle
Provide regular progress and financial updates
Maintain strong relationships with subcontractors and suppliers
Risk, Compliance & Closeout
Ensure compliance with safety standards and OSHA regulations
Manage contracts and project documentation
Oversee punch list, final inspections, and closeout documentation
Qualifications
Education
Bachelor's degree in Construction Management, Engineering, or related field
preferred
Equivalent experience will be considered
Experience
5+ years of construction project management experience
3+ years of estimating experience (commercial/industrial/multifamily – customize as needed)
Experience managing projects from bid through closeout
Proven experience with cost estimating and subcontractor buy‑out
