Assistant Community Manager The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. As the Assistant Community Manager, you will play a vital role in the delinquency and collection of rent to optimize the property’s cash flow and financial position. As an on‑site leader, you will supervise all aspects of the property and staff to ensure compliance with the company’s policies and procedures, safety and fair housing guidelines, and liability concerns.
Desired Experience Minimum of 1 year experience with affordable housing programs (LIHTC, HUD Section 8, Section 236, PRAC, 811 PRA, USDA RFI 515, HCD, HOME Funds, Bonds)
Affordable Housing Accreditation (HCCP, HCP‑E, COS, BOS, TCS, CPO) or other applicable designations (preferred but not required)
Essential Duties & Responsibilities Financial Management
Responsible for posting all payments and income received from all applicants, current residents, and non‑current residents accurately, timely, and efficiently.
Process and reconcile daily accounts receivable.
Monitor and follow up on bad debt and prepare late notices, resident and guarantor contact, and filing evictions.
Assist the property in meeting budgeted revenues, expenses, and Net Operating Income.
Post all charges to resident and non‑current resident accounts and bill back utilities where applicable.
Perform all end‑of‑month closing procedures and reporting.
Maintain accurate and organized records; audit resident files for accuracy.
Walk units and post move‑out charges, statements, and security deposit refunds.
Personnel Management
Regular/daily onsite attendance required.
Screen, hire, train, coach, and develop onsite staff using company directives.
Provide ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
Promote harmony and quality job performance through support and effective leadership.
Ensure staff compliance with company policies and procedures.
Manage leasing techniques to obtain closures, follow‑up procedures, and accurate lease documentation.
Implement marketing strategies and systems per the annual marketing plan.
Handle resident complaints, concerns, and requests to ensure satisfaction.
Develop and implement resident retention programs (e.g., resident functions, promotions, monthly newsletter).
Show, lease, and move in prospective residents.
Administrative Management
Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff.
Maintain property appearance and ensure repairs are completed promptly (requires regular inspections and tours).
Assist with supervision of all business functions related to operations.
Plan for and utilize property resources, equipment, and supplies economically (obtain bids/pricing, address inadequate service, etc.).
Education / Experience High School Diploma or Equivalent; degree preferred or 2 years experience in housing; or 1–2 years related experience or training; or equivalent combination of education and experience.
Ability to perform all onsite software functions; basic computer skills required.
Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements Regular standing or sitting for prolonged periods; repetitive motions of wrists, hands, fingers; assess accuracy, neatness, thoroughness of work.
Move about to accomplish tasks, ascend/descend ladders, stairs, scaffolding, ramps, step stools, work in tight spaces, overhead positions, reach, adjust or move objects up to 25 lbs, lift and place objects up to 25 lbs, operate machinery or power tools, operate motor vehicles and/or golf carts, inspect objects, work overtime, weekends, night hours, small or enclosed spaces, traverse flat and non‑flat terrain, work in extreme temperatures, outdoor conditions, exposure to hazardous chemicals.
Compensation Salary Range: $28 per hour to $29 per hour
