Job Summary
We are seeking a dynamic and experienced Maintenance Supervisor to lead our facilities maintenance team. In this vital role, you will oversee the planning, coordination, and execution of maintenance activities across manufacturing or industrial facilities. Your leadership will ensure that all equipment, systems, and infrastructure operate efficiently, safely, and reliably. The ideal candidate is proactive, detail-oriented, and possesses a strong background in industrial maintenance, electrical and mechanical systems, and facilities management. Operational Management
Service Requests: Manages and prioritizes resident work orders to ensure timely completion.
Make-Readies (Turnovers): Oversees the process of preparing vacant units for new move-ins, including painting, cleaning, and general repairs.
Preventive Maintenance: Establishes and executes schedules for routine equipment inspections and upkeep (e.g., HVAC filters, pool chemical checks).
Property Oversight
Conducts daily property tours to identify hazardous conditions or needed repairs.
Maintains common areas, pools, and grounds to ensure high curb appeal and safety.
Manages the maintenance budget, tracks expenses, and orders supplies while maintaining inventory.
Compliance & Safety
Ensures property compliance with local building codes, health regulations, and safety standards like OSHA.
Participates in emergency on-call rotations for after-hours repairs.
Required Skills & Qualifications
Technical Expertise: Advanced knowledge in HVAC, plumbing, electrical systems, appliance repair, and carpentry.
Certifications: Requires an EPA 608 (Type II or Universal) certification for HVAC work and a Certified Pool Operator (CPO) license.
Physical Ability
Ability to lift up to 100 pounds and perform active work, including climbing ladders and walking on rooftops.
Soft Skills
Strong problem-solving, communication for resident interactions, and organizational skills for budget and schedule management.
This is a boutique 72-unit property constructed in 2020. This person will perform all maintenance duties. We will outsource as necessary but this is a hands-on full-time maintenance position.
