Responsibilities
Assist attorneys in the Transactions practice group with researching and handling real estate matters, closings, title insurance, and post-closing procedures.
Receive requests for title commitments from clients and request title reports or certificates of title from abstractors or abstract companies.
Receive and review title reports and draft title objection letters and analysis of surveys.
Communicate by telephone, in person, and in writing with buyers, sellers, realtors, lenders, appraisers, surveyors, insurance companies, title abstract and title insurance companies, taxing authorities, property owners associations, attorneys, court personnel, and various other individuals and entities in connection with obtaining all necessary information for commercial real estate transactions.
Schedule loan closings and review closing packets received from mortgage companies or owners.
Prepare closing documents, including closing statements, affidavits, tax information statements, payoff letters, representation letters, closing binders, and disbursement sheets.
Participate in closings, arrange for deposits of loan proceeds, and disburse all funds.
File deeds, timber deeds, easements, conservation easements, deeds of trust, UCCs, and FSA-153 with appropriate authorities.
Request title updates, receive title updates, and issue title policies.
Assist closing attorney with all aspects of transactions, including gathering preliminary information, ensuring compliance with lender's instructions, and compiling closing documents upon completion.
Receive requests from clients for title updates and request the same from abstract companies.
Receive reports and draft updated certificates of title or endorsements to title policies for lenders.
Occasionally research land records when recording information is provided by a third party.
Track real estate transactions throughout the year for purposes of 1099S reporting and complete 1099 Information Sheets for submission to reporting service.
Draft real-estate-related documents, such as authorities to cancel, partial releases, deeds, easements, etc.
Experience you will need
5-10 years of prior real estate experience in a law firm or title abstract company setting.
Occasionally work on projects for attorneys other than the supervising attorney and work on projects for or with other real estate paralegals.
Work closely with the office manager on funds received and disbursed through trust accounts.
Work closely with the title insurance paralegal on monthly reporting to title insurance companies on policies issued and opening of new files.
