The Role
As a Maintenance Technician, you will create an environment where people will want to live. You will maintain the property to ensure good working order and pleasant curb appeal while providing excellent customer service to your residents.
Applicants must possess a high degree of professionalism and positive engagement for our residents and the workforce.

Qualifications
2 years of multifamily maintenance experience highly desired.
Hands‑on maintenance skills including plumbing, electrical, general carpentry, HVAC, appliances, pools, etc.
EPA Type II or Universal certification highly desired; CPO is a plus.
Availability to be on‑call to address emergencies.
Reliable transportation.
Positive attitude and desire to learn and develop skills.
Superior customer service and verbal communication skills.
Able to work independently and as part of a team.
Basic computer knowledge – Windows Word, Excel, internet, email.
Key Accountabilities
Customer Service and Maintenance – Provides exceptional service and high‑quality maintenance.
Complete assigned work orders from resident requests and preventative maintenance, diagnose problems, and make repairs following policies, procedures, safety standards, and code requirements.
Complete the “make‑ready” process for vacant apartment homes: pre‑move‑out inspection, “punch” list, vendor scheduling, supplies, completed maintenance, and inspection.
Assist in maintaining grounds, common areas, and amenities: trash pick‑up, pressure washing, cleaning, painting curbs and signage as needed.
Support cost‑cutting and expense control: fix rather than replace parts, avoid waste, use tools correctly.
Conduct routine and periodic property inspections to identify safety and risk‑management concerns.
Follow procedures for accessing and obtaining materials, tracking inventory, and notifying supervisors of re‑ordering needs.
Adhere to Property Management Rules, Regulations, and Guidelines; practice safety techniques; report malfunctions or injuries promptly.
Comply with safety and risk‑management policies; attend safety meetings; complete required training on OSHA and related laws.
Follow established policies and procedures, monitoring and ensuring compliance with regulatory requirements and organizational standards, reporting violations appropriately.
Conduct business in accordance with company policies, Fair Housing, ADA, and all apartment‑industry laws.
Physical Demands & Working Conditions
Essential staff expected to report to work and adhere to all safety and business protocols.
May be required to work during inclement weather.
Frequent standing and walking.
Reading, comprehending, writing, performing calculations, communicating verbally.
May work in elevated sites, uneven ground.
Occasional squatting, bending, twisting, pushing, pulling.
May travel to sister communities to provide maintenance support.
