The Role

As a Maintenance Technician, you will create an environment where people will want to live. You will maintain the property to ensure good working order and pleasant curb appeal while providing excellent customer service to residents. The incumbent in this role must possess a high degree of professionalism and positive engagement for our residents and the workforce.

Qualifications

2 years of multifamily maintenance experience highly desired.

Hands-on maintenance skills including plumbing, electrical, general carpentry, HVAC, appliances, pools, etc.

EPA Type II or Universal certification is highly desired; CPO is a plus.

Availability to be on-call to address any emergencies.

Reliable Transportation.

A positive attitude, and the desire to learn and develop your skills.

Superior customer service and verbal communication skills.

Able to work both independently and as a member of a team.

Basic computer knowledge, Windows (Word, Excel) internet and e-mail.

Key Accountabilities

Customer Service and Maintenance

Provide exceptional customer service with every interaction and deliver high-quality maintenance service.

Complete assigned work orders generated from resident requests, perform preventative maintenance, diagnose issues, and make repairs according to policies, procedures, safety standards, and code requirements.

Complete the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins, including pre-move-out inspections, creating a punch list, scheduling vendors, obtaining supplies, and inspecting completed work.

Maintain grounds, common areas, and amenities by cleaning, painting curbs and signage, and performing general maintenance tasks as needed.

Support cost-control programs by repairing rather than replacing parts when possible, using materials efficiently, and communicating property needs to management. Conduct routine property inspections to identify safety and risk concerns.

Follow procedures for obtaining materials and tools, track inventory, return unused items, and notify maintenance supervisor about re-ordering needs.

Adhere to Property Management Rules, Regulations and Guidelines

Practice safe techniques per company policies; report malfunctions, injuries, accidents, or safety issues to appropriate personnel.

Comply with safety and risk-management policies, attend safety meetings, complete required OSHA training, and report incidents promptly.

Ensure compliance with regulatory requirements and organizational standards; report violations as needed.

Conduct business in accordance with company policies, Fair Housing, Americans with Disabilities Act, and all applicable laws in the apartment industry.

Physical Demands & Working Conditions: This is essential staff; report to work as required and adhere to safety and business protocols. May be required to work during inclement weather. Frequent standing and walking. Reading, writing, calculations, and verbal communication. May work in elevated areas or on uneven ground. Occasional bending, twisting, pushing, and pulling. Travel to sister communities for maintenance support as needed.
