THE POSITION
Friedman Vartolo LLP is seeking an experienced Foreclosure Paralegal to join our rapidly growing team. The Foreclosure Paralegal manages Maryland foreclosure matters from pre‑filing through post‑sale, including title review, complaint preparation, docket and service management, and sale coordination. This role requires strong knowledge of Maryland foreclosure statutes, court rules, and recording requirements, along with the ability to manage deadlines and resolve complex issues efficiently.
RESPONSIBILITIES
Conduct title review and analysis, identify ownership interests, liens, and encumbrances, and resolve title defects through appropriate curative actions and documentation
Review loan documents and recorded instruments to ensure accuracy and continuity of the chain of title
Prepare, draft, and file foreclosure complaints and related pleadings; manage e‑Filing, confirm docketing, and resolve filing deficiencies or court notices
Manage court dockets and case progression, ensuring timely movement from filing through service and sale in compliance with all deadlines and client timelines
Coordinate and monitor service of process, including preparation and filing of affidavits, bonds, and related documents, and resolution of service issues
Coordinate foreclosure sales, including scheduling, postponements, and communication with trustees, courts, clients, and vendors
Prepare and process foreclosure deeds and post‑sale documentation, including execution, recording, and addressing post‑sale title or ratification issues
Maintain accurate case records and provide status updates and reporting in accordance with client and firm requirements
Ensure compliance with Maryland foreclosure statutes, court rules, client guidelines, and firm procedures; elevate complex legal or procedural issues as needed
REQUIRED SKILLS
Minimum of 2‑year related Maryland foreclosure experience
Broad knowledge of real estate default services
Experience in LPS, Caseaware, Tempo, etc. is a plus
Superior organizational, research, and writing skills
Detail‑oriented
Independent worker; deadline driven
Able to manage a heavy workload
Confident and comfortable on the phone
Works well under pressure
