The Role

The Maintenance Supervisor is accountable for delivering on our commitments to our residents and is instrumental in helping Avanath provide superior customer service. This includes quality move-in, timely service, superb curb appeal, and personal attention to our residents and their homes. The Maintenance Supervisor works alongside the Community Manager to oversee the activities of assigned staff and vendors to ensure the maintenance of the property. The incumbent in this role must possess a high degree of professionalism and positive engagement for our residents and the workforce.

Qualifications

At least 3 years of multifamily property maintenance experience.
One year of supervisory experience required.
Expertise in plumbing, HVAC, appliance repair, electrical, and carpentry work is required.
HVAC and CPO certifications are highly desired.
Valid Driver’s License.
Very strong organizational skills and ability to handle multiple priorities.
Solid interpersonal and customer service skills.
Must be available for on-call and weekend work.
Key Accountabilities

Resident Relations — Customer Service: Demonstrates customer service skills by treating residents and others with respect, answering questions from team and residents, responding sensitively to complaints about maintenance services, and handling assigned work orders with efficiency and urgency.
Projects a favorable image of the community to achieve property objectives and public recognition.
Ensure consistency, follow-up, and follow-through in dealing with residents on all matters.
Enforce policies of the community delegated by the Community Manager.
Assists and completes work orders generated from resident requests for service, and performs routine upkeep on the community by diagnosing the source or cause of the defect, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
Maintenance Management: Coordinate, schedule and respond to resident/management requests and work orders; ensure repairs and replacements for common areas and units; support cost-cutting and expense control programs; inspect grounds and facilities daily for hazards; manage and order maintenance supplies within budget; maintain preventative maintenance and a stocked maintenance shop with safety and OSHA compliance; manage unit inspections; maintain key control; maintain records of service requests, EPA/OSHA standards, preventative maintenance, and work progress; participate in on-call emergency at the community; plan and obtain bids/pricing from vendors.
Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency.
Staff Leadership: Challenge team members, develop standards for cleanliness and appearance of the community, supervise and train maintenance staff, monitor progress, provide performance feedback, and participate in safety meetings and OSHA compliance.
Adherence to Property Management Rules, Regulations and Guidelines: Practice safety techniques, comply with safety and risk-management policies, monitor regulatory compliance, and conduct business in accordance with policies, Fair Housing, ADA, and related laws.
Physical Demands & Working Conditions

The incumbent is essential staff and must report to work and adhere to safety and business protocols.
May be required to work during inclement weather.
Frequent standing and walking; reading, writing, and verbal communication.
May work on elevated sites or uneven terrain; occasional squatting, bending, twisting, pushing, and pulling.
Occasional travel to sister communities for maintenance support.

Compensation Range: $27—$31 USD
