Vice President, Lead Commercial Real Estate Origination Specialist

  • Assemble Excel LIHTC financial models projecting asset performance and underwriting risks related to demand, supply, income, expenses, and financing
  • Assess financing structures, tax consequences, returns, loan programs, state regulations, and IRC Section 42 compliance requirements
  • Prepare equity and debt term sheets
  • Prepare underwriting memorandums and recommendations for credit approval
  • Analyze affordable housing developers’ financial positions, operational strengths and weaknesses, leverage, risk factors, projected income, repayment sources, cash flow, liquidity, net worth, and debt-service capacity
  • Analyze project-level due diligence, including loan documentation, partnership agreements, appraisals, market studies, development budgets, and construction reports
  • Assist with negotiating partnership agreements, debt documents, and project documents for LIHTC transaction closings
  • Participate in property tours and site visits to understand transactions and markets and foster client relationships
  • Coordinate with customers, internal closing teams, internal debt partners, risk management, and asset management
  • Support Wells Fargo’s integrated commercial real estate banking, financing, and capital markets solutions for real estate clients

Requirements

  • 5+ years of Commercial Real Estate Origination experience, or equivalent demonstrated through work experience, training, military experience, or education
  • 5+ years of commercial real estate experience, including a focus on Low-Income Housing Tax Credit (LIHTC) investments and affordable housing finance
  • 5+ years of LIHTC multifamily real estate underwriting experience, including transaction analysis, due diligence, and investment recommendation support
  • Knowledge of federal LIHTC programs and California affordable housing regulations
  • Advanced proficiency in Microsoft Excel and LIHTC financial modeling
  • Experience underwriting and closing LIHTC equity investments, including due diligence and transaction execution
  • Ability to navigate change and evolving business priorities
  • Ability to manage multiple complex transactions and competing priorities with strong analytical skills, sound judgment, attention to detail, and accuracy
  • Strong verbal, written, and interpersonal communication skills
  • Ability to travel as needed
  • Willingness to work on-site in accordance with current office requirements
  • Ability to work additional hours as needed
  • This position is not eligible for VISA sponsorship
  • Must successfully complete and pass a FINRA background check prior to hire
  • Must meet ongoing FINRA regulatory obligations, including periodic screening and mandatory reporting
  • Must comply with applicable outside-activity and personal-investing policies
