Role
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. You will manage all phases of operations, including personnel, leasing, maintenance, finance, administration, and risk management. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living policies and procedures, safety, fair housing guidelines, and liability considerations.
Essential Duties & Responsibilities
- Personnel Management: screen, hire, train, coach, and develop on-site staff; ensure ongoing training and guidance in compliance with Asset training benchmarks.
- Scheduling: complete weekly/daily office and maintenance staff schedules and assignments.
- Performance management: address performance issues, document appropriately, communicate with supervisor and HR, and terminate when necessary.
- Staff development: promote harmony and quality job performance through leadership and support; ensure policy compliance.
- Financial Management: improve net operating income through cost control and revenue/leasing initiatives; develop operating budgets/forecasts; monitor deposits, rent collections, and charges; monitor vendor invoices; ensure timely financial reporting.
- Strategic Leasing Management: develop yearly marketing plans, implement leasing strategies, ensure effective lease closure, follow-up, documentation, and reporting.
- Resident relations: address resident complaints and requests; develop retention programs; show, lease, and move-in prospective residents.
- Administrative & Maintenance Management: ensure accurate leasing reporting; lead emergency response; monitor service requests and property appearance; manage resources and coordinate maintenance, construction, and rehabilitation activities.
Education/Experience
- High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ housing industry experience; or one to two years related experience and/or training; or equivalent combination of education and experience.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Ability to perform on-site software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regular communication with others; ability to work overtime, weekends, and night hours (emergencies).
- Remain stationary or move about as needed; work in various environments and conditions; lift and move objects up to 25 lbs; operate tools and vehicles as required.
License/Equipment
- Must have reliable transportation due to emergency on-call requirement.

Salary Range: $27 per year to $28 per year
